most important is price... since its within 10km radius to KLCC... freehold and low density.... and all big sizes units... if its around 700 psf +- then very hard to telan... lolz

What happens to the mycom/olympia duta something project? They have landed (which has completed) but their highrise project didnt go ahead.

Had a look at this, definitely will become a favourite place for French expats being next to the French school. Does not appear the school will move anytime since this is their purpose built campus.

Wonder what's the going rate for this area?

Seems RM700k-ish for a 1012sf place isn't too bad for freehold place?

Not sure if I could bring myself to renting my place to another French though.

i think rental rate wont even cross 3k.... but your installment gonna be 3.5k above if u are taking 90% loan... but if u are buying cash... then i guess the rates here should still running around 2.5k for a 1000sqft unit? and this is not proper mont kiara location too...

no difference... problem is the location... its not exactly premium location despite its beside french international school... those expat tenant wont bother to know who is the developer of any condo project... its all about convenience and the crowd factors... and to be fair... segambut also selling at 600-650psf... they are at slightly upmarket part of segambut... their pricing is still quite fair considering the density...

Low density in Alix, high density if to consider all development which using the same Jalan Dutamas Raya (approximately 4000units), the one and only egress available.
Forget not the traffic from both the public school (currently abandoned, behind Menara Duta 2, adjacent to 28Dutamas), and LFKL Kindergarden which sharing the main small road to Alix (1 lane in 1 lane 2).
Will Alix introduce a new route to the highway as an alternative egress?

Drove by the project site today.

Don’t see anything going on.

Pricing seems a bit on the optimistic side at >700psf when 28 Dutamas next to it is going for rm500 or less psf. Seems it is mostly empty as well.

Doubt French expats are going to move there in droves.

Went to the 'private event' and gathered some info. Price/sqft (after discount) is ~rm700 but maintenance fee is ~0.39/sqft. Concept is good, but doubt the outcome on this project coz the area like nothing.

Does not surprise me since the density is quite low.

At today's market TA is quite ambitious to price the development at this pricing. Hopefully upon vp no need another uncle with sledgehammer to show what is impeccable and luxury.

I'm interested in this project however, this project doesn't rental yield is not that high. as an example 28 dutamas which just beside this building offer so cheap rental. perhaps this is not a place to invest for rental yield. Any expert advice ? would like to hear from you.

The 1938 sq ft layout looked good. Worried about the quality of construction by this developer, the next door 28 dutamas not that great in quality.

What I was informed by SA was there will be a 'proposed' route connecting to segambut

Proposed egress, proposed tunnel to Mont Kiara, proposed bridging to Solaris MK....but ”Proposed” means not confirmed.

Proposed MRT3 was selling point for MET, Arte MK, Solaris at the Park...before the MRT3 being shelved.

Unless TA Global show evidence the proposed egress approved by authority for execution with a date of completion...otherwise, too early to factor this in as a selling point.

They are doing soft launch tentatively. Had just paid 5k booking to them. My agent was quite knowledgeable and make sense. Place are most to own stay than Investement.

Yes. There are already 2 connecting road to Jalan Segambut Dalam....but congested during peak hours.
Take note the Jalan Segambut Dalam already very congested during peak hours. Introduce a new ingress and egress from Jalan Dutamas Raya will not help both the community in Jalan Segambut Dalam or Dutamas Raya.

I just received comment from agent about Alix project.

Alix’ concept is nice and the layouts are decent and huge but the fact that it’s located in Dutamas nearby segambut makes it unable to appreciate in value.

It’s proven by the resale performance of 28 dutamas, Anjali, etc. Properties are selling are making a loss. For perspective. There was a 5,800 sqft penthouse at Duta Ria, same row as Alix, for only 1.2 mil.

It’s also located on the plot of land as close as can be to the highway. Noise and air pollution will be unbearable.

TA Global’s finishing isn’t known to be good judging from idaman residence and the idaman landed homes. Land on that side of the highway is cheaper for developers.

Anyone else have other input? Thx for your time.

isnt the mrt3 at mont kaira scrapped already?

mkh got a project called inspirasi and was selling like hot cakes due to the distance to mrt, after cancelled i cant rmb what happen.

some say the mrt will be near to arcoris.. some say near to the sri hartamas bomba. i also dunno which is true anymore

The station name should be Mont Kiara, but it seems still under planning. The project is selling the government future.

Whether it will happen, it's up to cabinet to decide, and we will only know the result by end of Q2 2020 i believe. refer to the news above.
In terms of construction quality, i think they should be above average. I dont know about properties nor who the h they are and what they did, but based on the reputation that i've heard from people around me, they are doing well and i got myself a unit there.

Compare to other new condo project, i choose this to stay out of the crowd. Developer ok, workmanship also quite good

besides, accessible location to everywhere

so far after signing d s&p, still look around but i still happy with alix

so if you are afford why not?

My first investment more than 10 years ago is around this area. For own stay, it has everything bigger space than at central mk. less traffic. But when it turns to investment point of view, it is not good. First, is the quality of tenant, mainly from middle east, and second class expat, often the second choice.

Property was sold but looking back it does not have much appreciation even now. Maybe the reason were there were not many speculator or expat invest in this area.

The rent rate even drop with newer condo in the Dutamas area although happens in MK generally. Anyway central mk with closer proximity to school is much safer investment i think.

Thanks, I checked to the sales about the 13% 2 months ago. It only applies on the units on low floor or non premium floor or units (I think it is about the outdoor view which is not face to KLCC / Mont' Kiara).

I just went to check the sales showroom yesterday. Am still thinking thinking about it. The furnishings look good, low density but am wondering if the location is considered convenient? Does anyone know for sure if the road extending to the Segambut mont kiara Road is confirmed so that there will be another exit?

I was the same as you - seriously considered it , until the surrounding location put me off. There is no certainty of any road extending to segambut MK for now, and no developer will promise it. I spoke to few friends living along the same road: traffic can be quite bad in the morning rush hour as there is only 1 entry 1 exit.

Pls also note Kerjaya Prospek's new proposed condo next to Alix.

i think 90% of the buyers are getting for own stay. Alix doesnt allow Airbnb to happen, it's part of the regulations. I personally like the landscaping, designs, and location (it's a bit odd but quiet). I've also heard that the architect firms that designed Alix is one of the top firms.

Went to check out the location, a bit isolated. the proposed school in front of it looks abandoned, not a good feeling! but other than that the project looks nice, I like the car parking arrangement!

If the units are facing north-west, aside from the afternoon sun what else are the disadvantages of this view?

The empty plot of land right in front will be what? Another condo or the school? I don’t want to end up like the newer MK condos: Close-up view of the neighbouring condo.

If it’s the plot for the school, at least it shouldn’t be a high rise development..? So view not blocked. But still not nice...

How’s the view of North Kiara anyway?

If I get the South-East facing condo (KL view) - How noisy will it be?
Actually I want the 1.4sqf size since only 2 of us and the bigger the unit the higher I gotta pay for the monthly maintenance fee.. Already the highest I’d come across after viewing around 10 developments. KL view only with bigger units... ☹️

I’m so worried about the empty land in front sloping down to the highway. Or the abandoned British School, Incase that got turned into another high rise. I hate facing next door condo, thus decided to buy Alix unit B1 facing towards the highway (directly at current Shell station) & British Inter School.
SA promised no high rise in these two adjoining lands to Alix. Anyone know differently?

SA also promised that a secondary road to Jln Kiara 3 already approved. The land had been purchased and clearing even started next to the back entrance of the French International School. If you look at Google map you can see the new link would be pretty short...

If anyone goes to their showroom check the virtual screen which shows the top areal view. The new road will branch off on the left side of Jln Dutamas Dahlia 5 right before the back gate of the French school. Now when I look at google map I also see a white line, but not sure if that is the work in progress street or not...

SA can promise you the entire world just to close the deal. What are you going to do if there isn’t any green light by DBKL or suddenly another 2 condos come up right opposite you? Sue the SA?

Caveat emptor applies when buying a property , especially new developments.!

Be confident with your purchase and congrats. There is no 200% perfect project. As long as you like what you saw , ignore what the rest say!

hello! I have just booked a unit of 1,012 sqft at 2nd floor. My current concern is the vulnerability to pests. The residence is built on top of the 4 storeys parking so if we count starting from ground level, 2nd floor is equivalent to an 8th floor.

Will that still be an issue? sad.gif

The higher you go, the lesser mosquitoes there will be. Also, there are zero flies , meaning you can leave your food uncovered on the dining table without any worries.

p/s: didnt the 1,012 sqft units sold out sometime ago? looks like some have let go and cancelled?

I’m not sure how Long has the crane been there but yesterday I noticed a crane at the stalled British School compound.. Unfortunately when I was there it was 6pm. Would have been good if I was there during working hours to see if anyone working... Quite interested to know of this project’s status since it’s right outside my balcony 🥴

There are 2 plots of land. Just as you turn in from the 28 Dutamas junction, there is a road on your left just before the Briitsh School compound. You could see the two separate hoardings

Karjaya Prospek is between 28 Dutamas and Alix. I was enquiring about the lands between Concerto and Alix. Someone mentioned those lands are the British International School (across Alix) and behind that (between the school and Concerto), NK Residences.
I signed SPA about a month ago. My corner unit facing the school and highway...

I do have some concerns regarding Alix. Can anyone staying in Dutamas shed some light?
1. Only 1 Main entrance and exit at area marked in red. Is there any other shortcut/hidden roads? I have only been to site once briefly. I'm also aware theres a proposed route marked in GREEN (Emphasizing in PROPOSED as there isnt any approval)
2. How is the traffic like before MCO at that said junction? Many future developments such as Kerjaya prospek, NK Residence, a few schools, and existing condos are sharing the same road.
3. In 300m radius/walking distance, is there any convenient store, food places, groceries store or any ammenities? If there are shops inside condo/aptmnt it counts too

I am wondering if most buyers for Alix are buying for own stay? Another concern when comes to low density project is whether ppl are staying there and paying the maintenance fee to sustain all the operating expenses. Any thought?

For well managed strata properties you dont have to worry. As long as the MO and MC is very good, you will be able to chase everyone for every last cent they owe you.

Besides that, I am curious why they did not design window at the wet kitchen for most layout, in fact there are spaces for each layout design to have it for better ventilation...anyone has this concern too?

Mont Kiara station should be at the Shell station site near to Solaris MK to support MK and Segambut passengers at the other end.

At the end, station at MATRADE is more crucial as it would be a bigger commercial plot and trade centre.

Yes, currently the only exit is marked in red. The more hidden path is the access leading to Jalan 1/60a, but this road is small and jammed most of the time. Great to have an alternative route, (marked in green, if it will be built). Also, there is a curiously short but wide partial road at Petron Kiara North, not sure what's the deal here. If the green route get built, you may also have an interesting direct access to Desa Parkcity via Persiaran Prima Pelangi, which, it is believed that, will be linked up to Jalan Seri Bintang 2. But it depends if there is resistance to this road byt he residents there. Though I don't forsee any, as it is a public road. Now only missing one small link

2. How is the traffic like before MCO at that said junction? Many future developments such as Kerjaya prospek, NK Residence, a few schools, and existing condos are sharing the same road.
Unfortunate, but I'll have to say both roads (red & green) are not the best spec to support the current and future density IMHO. Currently, both access (red & green) are gridlocked or expect jams during rush hour (pre-MCO). The main choke points are the traffic light T junction between The Bayu and The Surya Residences. The 4 way junction underpass where the Nation Drive Wilayah Driving Institute is located (traffic lights). Once through these junctions, you can opt to get into DUKE 2 on one direction, which you can link up to LDP further down, or a couple exits to Kerinchi Link, Sprint Expressway, or DUKE, . On the other end, you will meet up with further choke points but you can get onto free federal roads Jalan Kuching or Jalan Duta. The third alternative is via Jalan Segambut. But most of these access points and roads are best avoided during rush hours. Your best bet is to get onto DUKE 2, but beware that DUKE 2 is a toll fee trap. Access out or DUKE 2, even if it's just a few hundred meters, will cost you RM2.50 base fee.

The area is mostly mixed communities, so most of the possible walk to stores are either Malay or Indonesian (migrant workers) specific. A short drive (off peak) will get you to the "atas" areas of MK, Hartamas, Or in the other direction down DesaParkcity. Excellent affordable Chinese cuisine can easily be found in the Kepong, Menjalara, Taman Sri Sinar and Taman Bukit Maluri areas.

If the MRT ring comes into fruition, then your traffic woes can be circumvented, if like they claim above, the MRT access allows you to walk over to the MK area (still a mighty long walk to Solaris Mont Kiara for food and niceties)

After so much thought I eventually went for Alix anf finished signing the SPA. They do have a relatively generous buyer get buyer referral incentive still and a CNY promotion. Hit me up if you need a referral for us to share smile.gif

Ultimately what convinced me is the development itself. Price is on the high side for the area and I do am optimistic that the developer would deliver as they have marketed heavily on the USPs.

Good to know for Alix. Your road accessibility will improve with time. DBKL have already allocated road works and upgrading that's to be completed in 4 phases. Phase 1 is complete, Phase 2 is finally going into completion and we also see components of Phase 4 and Phase 3 being done in part.

In short when the Jalan Segambut, Jalan Segambut Dalam and Jalan Kiara 3 are done being upgraded, you should expect improved access, connectivity and traffic alleviation.

What you can see now is Phase 2 connecting Jalan Segambut to Jalan Lang Emas (skipping Jalan Segambut stretch that is inside Kampung Segambut Bahagia) showing progress,

Jalan Duta Kiara in Mont Kiara is being extended and will connect up to the new junction with an extended Jalan Kiara 4 and this will continue to connect up to Jalan Kiara 3 which is a T junction that will also include the new Jalan Haji Hamzah.

Eventually Jalan Kiara 3 will be widened and connected to a widened Jalan Segambut Dalam. Already you can see some signed of the widened road that is where the Petron Petrol Station, also the squatters along TWY Mont Kiara has been cleared, and there are government land, such as the Government Clinic and Government School that can be utilised. The remaining land acquisition hurdles is possibly (owned land?) along the occupied bottlenecks along Segambut Jaya and Kampung Segambut Dalam

Although it is lower compared to those in mont kiara or KL met area. Close but different location.

To my knowledge this road upgrade plan has been on for years, almost a decade. If you study the photos above, phase 1 was completed eons ago.

I brought this up because finally there is some movement. Just from last month the final properties blocking phase 2 has been demolished for the phase 2 to complete

Phase 4 is also underway in ernest due to Inspirasi and Allevia wanting their front doors to be on the more "premium" Jalan Kiara 4 side of things, so apparently the developers are forking out the money to speed up phase 4.

Also DBKLs affordable housing in the area Kiara Kasih Condominium (along Jalan Haji Hamzah) is being built quickly, so we may also expect the direct connection between Jalan Haji Hamzah to Jalan Duta Kiara to be done in the very near term. Who those who frequent this road, I'm sure you remember the illegal stalls around this connection point being forcibly removed sometime in 2017-2018. Now we know it is to make way for this connection.

Yeah, regarding MRT 3 circle it will likely be a long time coming. Back in April 2021, MRT Corp was quite gung ho with a fancy announcement and then a teaser about the alignment being ready for public viewing, consultations and bidding https://www.mymrt.com.my/events/insights-mrt3-circle-line/

And then.... End 2021 came and went, with no new news or mention in the government budget

From the notis, it looks like a DBKL project for Residensi Wilayah but the project is not listed on the website yet

Yep this is still available. I was speaking to my agent and the extra referral bonus is still available as well with the campaign that they are running. Do PM if you would want for me to refer you.

Which unit type are you interested in? Interestingly, some unit types become available when some purchasers default so there's a tiny chance to still get a layout that is already sold out.

Popular type A2 easily gets snapped up whenever it becomes available so be prepared to place a surety cheque if you would want that.

You should take a drive around the site.
Then try driving to your places of interest from Alix.

Yeah TBH Dutamas is a work in progress. When I was in the same stage of the purchase journey last year I do share the same sentiments that the area isn't as complete as I was it to be. However I do foresee it's a 5-7 year horizon with concrete progress going in.

1. KL met area is already shaping up. If you see their prices it would make you take a 2nd look. Yes it could be priced into the future so that gives you a comparison of possible trajectory of a well executed development
2. Urbanization of the area where Alix is located is ongoing. Jalan Segambut upgrade is ongoing to be done till 2023 before Alix handover. A more direct connection to Mont Kiara is also expected to start after that.
3. MRT - there are about 3 stations within the vicinity. While it is nowhere a TOD having more access can spur growth of the area.
4. Private international school gazetted land beside Alix. Mont Kiara area's selling point has always been how easy it is for expats and more affluent people to send their kids to school. With that continued to be evangelized the same effect could present itself to the area. French school is there, an added school can aid that further.
5. Pricing of the development. Psf basis, it is higher than existing developments but it is indeed also promised to be a class above those as well. Ultimately from my experience the development itself can command its own pricing as long as it is well executed with proper management to continue.
6. Timing wise as well, it is priced pre pandemic and with forecasts of construction materials increasing it could present as good value to those aiming to get large units.

If the new road is approved then it'll be a great relief for the neighborhood in the future, as the current road may have difficulty to cater for current residents + residents of the 3 new projects (Kerjaya, Alix, and Rumawip)
