I'm just thinking of sharing the common best practices that your current management doing, which u think it is effective and should apply to all condo/apartment/flat.

Security, Parking, Facilities, Cleaniness, Maintenance of Lift, Water, Electricity and etc.

Contribution of ideas and experience is high appreciated.

PS: I'm about to move in a new apartment, so now, I would like to know more about it so that i can push the management to apply the same practices especially on parking and security.

It's good news that residents are concerned with issues of management of the apt they live in.

Go one step further. Be part of the Resident Committee. With the new Bldg & Common Property Act, residents are to form a Body to jointly manage the apts. So far, haven't seen the Act in any State gazette yet.

Some &$#@ ppl thought masuk committee, boleh pakai influence to dapat contract...cleaning sercvices, landscaping ,etc. Some have funny ideas that committee members can get priviledges like more car park stickers, get better lots,etc.

There are also those who wants to implement rules that benefit them/life style, without considering what is common good.

There's some unconsiderate neighbours just throw their rubbish near the stair, i've called up the management, but the management said they are not responsible to pick up the rubbish (in plastic bag) if thrown at corridor or stair, they mentioned they just in charge of sweeping.

So how is it works? Management only do sweeping, but not cleaning? I know it's the residents responsibility to throw their rubbish at the rubbish storage but for case like this who should responsible?

Find out who did it and dump the trash in front of their door...

Sorry bad advice... that's how I feel anyway... the responsibility is clearly the residents for dumping trash in the proper place. They should place trash in the rubbish bins like they're supposed to.

I don't live in a condo so I dunno what are the rules available and if the neighbour can be punished... check the rule book.

Malaysians still haven't gotten used to the culture of living in high-rise that's why I do my best to avoid living in such place. Too many inconsiderate neighbors mad.gif

My friends condo ppl put smelly leaky garbage bags in the lift user posted image so disgusting! Imagine prawn shells and fish ohmy.gif

my apartment is hiring too many security guard......basically they can just chit chat here n there...

drew plot for motorcycles but say not allowing to park n not selling sticker....

I don't know who done that... It's getting smelly now, almost 1 week already.. I think i have to throw away that stupid rubbish myself, if i can catch these people, i'll sound them kau-kau..

hmm .. try to check on ur S&P. I think the management should be incharge of this kind of matters ....

Stairways are common areas and would come under the care of the Mgt.
TO mininimise the amount of service charge payable by owners, the contract given to the cleaners could just include sweeping of the stairs. What happens when irresponsible residents leave garbage all over the place. Strictly speaking, the cleaners can refuse to clear them as it's not in their scope of work. However magt would have no choice but to pay extra to get it cleared away. When things like these happens, it is inevitable that service charges will have to be increased to manage the apt to an acceptable level of service.

Therefore if all residents understand this, they should all be vigilant and report any abuse of the rules/regulations to the mgt for appropriate action to be taken.
In your eg. if the culprit can be identified, the extra cost of clearing the rubbish can be charged to them.

A surprise, the rubbish i mentioned disappeared, probably after i complained, they went and clean it up....

Just fine those ppl. It's thier right to throw rubbish everywhere in their apartment but it's not their right to throw it at the corridor. So just fine them. they don't want to pay the fine? Simple but a barrier at thier car park and disable their access card.

This type of punishment can also be used for not paying monthly fees.

slaes n purchase doesnt clarify about the management stuff, if i am not wrong. first of all, where ur condo is ? mine doesnt have this kinda issue, or maybe i did no realise. i can tell that the people whom we share the same roof are kinda understanding and indeed, behave lke human being,not (orang utan).

secondly, sometimes, u have to be loud to those management people, they thought they are government security council,which behave elegant.but,when u loud,sometimes use yell strategy, only they will realise that their wages are from us who buy the unit there and who pay for the 260 monthly for the management fees. biggrin.gif
