QUOTE(ds732 @ Mar 18 2025, 02:59 PM) Define near, 35km from the most western part of Sendayan to KLIA is considered the same distance as KLIA to places like Rimbayu, Puchong, Putra Heights, Bangi and Putrajaya/Cyberjaya. Ok thanksIts not actually near by any definition. The only saving grace is there is hardly any traffic from Sendayan to KLIA and no tolls via the LBJ backroads. This would equate to a travel time of approx 40mins. The same cannot be said from KLIA to Sendayan at peak time (530-730pm). As the jam at F1 circuit junction to Sepang, Enstek and Salak Tinggi would cost you an additional 15mins at least. But of course, property agents and the infamous developer will say near to KLIA just to create a sales point. I pass by this place before when i went to visit a friend The house is spacious coz the land cost should be lower than other areas Nearest town is seremban? Or? |

QUOTE(ds732 @ Mar 18 2025, 03:23 PM) It is part of Seremban. Thanks Prices have been stagnant over the past years. New double storey starts from 500-600k, but you can get plenty of unoccupied sub sales as low as 400k, well below SPA and market value. Sounds good for buyer but not good for seller Wonder if they lose money from investing in this property If own stay should be ok |

QUOTE(ds732 @ Mar 19 2025, 08:57 AM) For investment Sendayan is the worst place to do it. Mainly because developer mark up the property price for new unit then throw in massive discount to entice buyer on zero entry cost with cashback. The moment you collect your keys the actual market price would be the after discount price, and most of the houses are sold below market value on subsale. Yes couldnt agree moreFor own stay it is actually ok. Fairly self sustaining, except nearest mall is in Seremban2 which is about 10mins drive. Quite peaceful environment. But do not buy into the "Live in Seremban and work in KL scheme" Traffic to KL is not like what is was 10years ago when Sendayan was marketed that way. Traffic on highways leading to Klang Valley like KL-Seremban and ELITE for Sendayan residents is getting worse. Its still ok for those who work up till Putrajaya/Cyberjaya/KLIA and approx 45mins travel time on realistic basis. Sales agents would say travel time to KL is 45mins, that is utter bs. The best you could do is 1hr15m without traffic, and its about 80km distance. With traffic add another hour. All sales agent use KL or KLIA as benchmark but it is not accurate at all I would always prefer stay near workplace but there are people so proud to declare that they stay in nilai/seremban will reach faster than those stay in puchong coz LDP is superjam while they travel via highway. Anyway, to each its own. |

QUOTE(ds732 @ Mar 20 2025, 09:45 AM) For KLIA it is true to certain extent, I live in Sendayan and work in KLIA. Its practically jam free all the time to airport via the LBJ back road (min 35mins travel time all day long), not via KL-Seremban and ELITE extension. Unlike those from other areas they need to plan their journey time especially peak hours. This is the only advantage for me living in Sendayan. This is also a long queue due to the traffic light right? However for the return journey from KLIA to Sendayan between 5-730pm after normal working hours do expect delays at the F1 circuit junction. Would cost an additional 15mins travel time. Most cars turn right and the 2 lanes converge into 1 lane |

QUOTE(ds732 @ Mar 21 2025, 09:44 AM) Not really converging, its more to traffic. Yes they always use this tactic to lure buyer. Then will say the highway is “proposed” only. Gov didn’t build is not their fault. There was supposed to be a Senawang-Sendayan-KLIA highway which was "proposed" more than 10years ago. It was in the brochures back then to scam/trap buyers. Now its no longer in any of the promotional materials. Supposedly it goes straight to the old LCCT roundabout. But this developer is known for putting in a lot of unrealized proposed projects which is later dropped. So the current access to KLIA is via LBJ-F1 circuit-KLIA. What other projects they plan? Need another shopping mall? Business center? Banks, shops, petrol station etc |

QUOTE(ds732 @ Mar 22 2025, 10:50 AM) More houses and shoplots. Further putting pressure on subsale units because new units come with a lot of freebies. Discount, cashback and free legal fees/MOT Thats what i thought tooPeople wont buy subsales because there are newer units. If the previous buyers think “oh my house price appreciate already because this area house price gone up 20%” but the reality is these are new units. Given the same price, new buyers will buy new units and not subsales. Generally it is not an “investment” anymore because they can’t sell. |
