The only saving grace is there is hardly any traffic from Sendayan to KLIA and no tolls via the LBJ backroads. This would equate to a travel time of approx 40mins.

The same cannot be said from KLIA to Sendayan at peak time (530-730pm). As the jam at F1 circuit junction to Sepang, Enstek and Salak Tinggi would cost you an additional 15mins at least.

But of course, property agents and the infamous developer will say near to KLIA just to create a sales point.

The house is spacious coz the land cost should be lower than other areas

Nearest town is seremban? Or?

For investment Sendayan is the worst place to do it. Mainly because developer mark up the property price for new unit then throw in massive discount to entice buyer on zero entry cost with cashback. The moment you collect your keys the actual market price would be the after discount price, and most of the houses are sold below market value on subsale.

For own stay it is actually ok. Fairly self sustaining, except nearest mall is in Seremban2 which is about 10mins drive. Quite peaceful environment.

But do not buy into the "Live in Seremban and work in KL scheme" Traffic to KL is not like what is was 10years ago when Sendayan was marketed that way. Traffic on highways leading to Klang Valley like KL-Seremban and ELITE for Sendayan residents is getting worse.

Its still ok for those who work up till Putrajaya/Cyberjaya/KLIA and approx 45mins travel time on realistic basis.

Sales agents would say travel time to KL is 45mins, that is utter bs. The best you could do is 1hr15m without traffic, and its about 80km distance. With traffic add another hour.

All sales agent use KL or KLIA as benchmark but it is not accurate at all

I would always prefer stay near workplace but there are people so proud to declare that they stay in nilai/seremban will reach faster than those stay in puchong coz LDP is superjam while they travel via highway.

Anyway, to each its own.

Most cars turn right and the 2 lanes converge into 1 lane

There was supposed to be a Senawang-Sendayan-KLIA highway which was "proposed" more than 10years ago.

It was in the brochures back then to scam/trap buyers. Now its no longer in any of the promotional materials. Supposedly it goes straight to the old LCCT roundabout.

But this developer is known for putting in a lot of unrealized proposed projects which is later dropped. So the current access to KLIA is via LBJ-F1 circuit-KLIA.

Yes they always use this tactic to lure buyer. Then will say the highway is “proposed” only. Gov didn’t build is not their fault.

What other projects they plan? Need another shopping mall? Business center? Banks, shops, petrol station etc

Thats what i thought too

People wont buy subsales because there are newer units. If the previous buyers think “oh my house price appreciate already because this area house price gone up 20%” but the reality is these are new units.

Given the same price, new buyers will buy new units and not subsales. Generally it is not an “investment” anymore because they can’t sell.
