hi i am a potential buyer of BSS resort homes crisantha....let me explain in detail actually i was looking at hijayu aman or crisantha in view of financial reasons. I opted for crisantha reason being the security features like intercom,alarm system panic buttons etc...its slightly bigger then hijayu aman and i like the design therefore i paid the booking 1k for crisantha when it came to sign the SnP the whole security features which was one the reason i chose crisantha is missing from SnP. According to the matrix agent (after asking the developer)
1.they did not include the security feature into SnP bcz if thy did it wud increase the SPA price of the hse eventually ur loan amount increases
2. they said can not amend the SnP now but will issue an official letter by developer itself that all those security will be build in the hse

im a first home buyer quite clueless, i would like to noe the other resort homes buyers did any1 experience this?
i have emailed the developer too waiting for reply

any1 has any advice on this issue

If all those items were installed as standard then there is nothing to worry about. However as those items are not written in the SnP specification of your unit, in the event Matrix don't honour what the sales agent promised or as per what mentioned in the brochure, you then have no case against them.

Thank for ur reply...yes did couple of times visited the showhse n BSS(not fully developed) everythg is installed....i was really puzzled wen i asked the agent why there is a difference btw brochure and SnP and why no other buyer complained regarding this issue the answer was mayb no1 read the SnP ur the 1st person read it fully...how irresponsible answer is that...even the developer said will ony issue letter wont amend SnP...i really losing my confidence on them...probly will back out from the idea...thanks btw 👍

Hi i spoke to matrix management today thy told me lunaria residents got everythg as promised even their SnP was exactly like crisantha (alarm features not added) yet there were delivered
Im working in borneo now defiicult for me to come quite often can i noe wat there the issues on going with resort homes those have moved in

I booked crisantha resort homes...and later after came to know the there is so much difference btw brochure n SnP (electrical alarm spec) i cancelled my booking...i wrote in an official letter n spoke the lady in management (marketing manager i suppose) she said from rm1k...rm250 will deducted as admin fee and balance rm750 will be refunded

I dont have the brochure n SnP with me now....wat i can recall is tat the basic electrical installment was in the SnP(aircond lighting n fan telephone n astro points) except the alarm systems all the sensors...panic button...intercoms...even they did not mention 3 phase power supply in SnP....on the other hand i went to IJM to check on rimbun impian the sales agent even showed example of their SnP was exactly like the brochure no cheating...y am i saying this cz wen i confronted matrix marketing management thy were trying to convince me it is not neccesary to state in SnP cz its enhancements by developer dun worry everythg is there in brochure but the brochure has clause very light n small printing below the specifications page...everythg is subject to change idf developer decides so
Very disappointed with matrix i decided to go ahead from the management to the SA not genuine at all

Hi...i booked a house previously in sendayan resort homes...i was was given all wrong infos about this township thank god i found well abt it...many member in this portal gave very truthful reviews...end of the day if you work kl or klang valley its not advisable buy here...yess i did got my refund in full because the agents cheated me on SPA agreement therefore i wrote in a complaint to matrix gt in full...otherwise if u dun have valid reason againts them they will refund rm750...the rm250 will be admin fee

Just wondering with just obtaining city status with population of 600k plus...what is the hurdles matrix or any big players to construct a mall in BSS... cz if thy do the entire negeri sembilan population will flock in mayb not a new hospital cz i supose there is enuf pvt hospital in seremban for now...there should sumthg else investors dont want to invest in BSS...

Hello everyone
the government has reintroduce HOC where the gov absorbs the MOT fees n other legal fees i suppose..my question is the HOC was there last year and the developers were using it to pressure buyers to buy b4 HOC end by saying if u dont u need to come up all legal fees n MOT rite...bt after the HOC ended ladt year they change their marketing tactic by saying developers absorbs all legals fees n MOT house was same ...now since HOC is back the house price remains the same as well by right it should be lower...does that mean HOC is for developers to get for profit n waive taxes and its not for the buyers indeed cz the property is same all the while.
