Anyway, Matrix said rock blasting schedule has been informed and signboard built, any damage will be decided in August if there any. They said the crack has been exist before blasting whistling.gif

Based on their presentation slide, only 3 unit of double storey bungalows (DSB) will be built there (Phase 6-1 unit GDV RM2m and Phase 7-2 unit GDV RM5m), date of construction: TBA

On the other hands, 46 unit DSB will be built in Hijayu Resort Villa (Phase 1-3), expected construction begin in year 2020.

By the way, based on fengshui only temple suitable for hill top not residential who need "backing"

Let see what Matrix talk about Ara Sendayan in EIA Report:

Project Components

The Project consists of residential, green areas, as well as public utilities and amenities and supporting infrastructure. The Project is dominated by public amenitieis and infrastructure (62.38%), followed by residential development (37.62%).

Three types of residential units are proposed namely bungalows, semidetached and terraces. The total number of housing unit at the Project site is about 1,284 units.

The green and open area covers a total of 21.57% (14.47 ha). The two retention ponds will be located at the south western and south part of the site.

The population of the Project when fully completed is projected to be about 6,500 assuming 5 persons per dwelling unit.



CONCLUSION
The EIA concludes that the benefits from the establishment of the Project far outweigh the negative impacts. With the proper implementation of the mitigation measures, the environmental impacts highlighted in this EIA can be greatly minimized.

This conclusion has been based on the following considerations: 
1)The establishment of the Project will create additional housing options for Seremban

2)The establishment the Project will bring significant positive socioeconomic impacts surrounding the Project site by generating new and greater business opportunities, which will promote in-migration by providing housing and new job opportunities. rclxms.gif

3)The adverse environmental impacts generated during the construction and operation stage can be largely mitigated through proper design and best management practices. whistling.gif

Don't know about protesters warning stuff, but shareholders quite satisfied with the performance of Matrix, no a single question asked during AGM.

Questions only come after Chairman declared the meeting is adjourned, mostly want the Board to share some valued added information exclusive to the shareholders in the hall. tongue.gif

KUALA LUMPUR (Aug 29): Matrix Concepts Holdings Bhd's net profit for the first quarter ended June 30, 2019 rose 8.8% to RM54.55 million from RM50.15 million a year earlier, due mainly to significantly lower losses by Matrix Global Schools, and aided by higher other income.

Revenue for the period rose 8% to RM248.5 million from RM230.04 million previously, on stronger revenue recognition from the sale of residential and commercial properties at the group's Bandar Sri Sendayan (BSS) thumbsup.gif and Bandar Seri Impian (BSI) townships.

Earnings per share for the quarter was higher at 7.09 sen compared to 6.67 sen previously.

Matrix Concepts declared a first interim dividend of 3 sen per share, payable on Oct 9. rclxms.gif

What BSS need is a proper commercial centre with thriving businesses moving in instead of factories bringing in more migrant workers living in these housing areas. A lot of houses being converted to hostels to house Bangladeshis, Myanmar and other nationals. These are destroying the image of what was meant to be a family development area. Shops have low occupancy rates especially near Metropark and Merchant Square. I dont think there is anything to shout about regarding Dsora hotel, its just a typical corner lot shop converted into a hotel.

Do some research on why the residential occupancy rate is poor as well. Because Matrix is too busy selling units to flippers instead of real core residents unlike IJM S2 where you dont get many institutional buyers/investors.

Sad to say there is no WOW factor about BSS having lived here for 5yrs+. I still need to travel to Seremban or S2 to get my daily chores done. So much for being a so-called sustainable township but lacks basic amenities. No point talking about clubhouses when dtempat is being operated like a public hang out space where any tom dick n harry can come visit with no proper control visitors. It supposed to be something exclusive to members only as what Matrix con sales team said to me years ago.

I've seen enough to say BSS is just another housing area with no proper planning. Please prove me wrong and launch whatever promised years ago. I mean 5yrs ago.

Agreed with you the commercial activity is lacking in BSS, it got to do with not sufficient population to attract the merchant to operate there, why low population because lack of high value job opportunities around this area, all this got to do government.

More factories in Sendayan Techvalley at least do provide job opportunities for folks albeit not all are high pay.

Very disappointed when heard that the 400-bed hospital project delayed, otherwise doctors, nurses and other medical staff will help in rental or second hand market.

I think to attract a higher learning institutions something like UTAR size will boost up the rental market here look at what Bandar Sungai Long will tell.

Anyway, I still enjoy the facilities in d'Tempat Country Club very much, anyway just enjoy it no matter exclusive or not.

Got public schools, BSS have SJK ©, SJK (T) and SMK as well as SJK to be open in year 2020.

It take time for township to mature, even big boy like EcoWorld, their shop houses in Eco-Majestic also has low occupancy albeit connect direct with Lekas.
I believe same apply to Sime Darby's City of Elmina.

Anyway, I just shared what I read in Matrix's presentation slides, never expect you will feel upset about it.
