May i ask 5k nothing else until completion is bcos

1. Developer paid the 10% deposit minus 5k n you need to apply 90% loan or

2. Easy payment schedule like setia where u only pay 5k now and getting loan until building completed.

Coz the apdl to get by aug....it looks tempting... went to see the site...2 blocks..1 block for 1 bedded and another block for 2 and 3 bedded. I got the sales kit...let me see can post here...as my fren is agent

the site behind saville cheras...i try to send the sales kit later la...too big file.
The issue here is i love the location as it is the only project less than 300k to link with mrt.
48 mths to vp...my concerns are 1) surrounded by undeveloped surrounding 2) Able to get profits after 4 yrs 3) Rental yield for 1 bedded
This project is targeting to do bnb..with dobi and cleaning service provided. Many units are also corner unit. Less than 500 units per block. Any comment is appreciated.

How much maintenance fee? Also will agent or developer provide airbnb management service? Or owner have to do it?

0.3 to 0.4...developer background is hotelier. As of now, i understand that bnb is from owner but the services provided such as cleaning and dobi will be managed by developer...other details to be provided later.
I did surveyed majority of the 1 bedded in non urban area usually ...doesnt yield much profit... in term of appreciation and rental yield...would this be diff?

Ya. It is a bit far from city even though it is very near to met station. If it price around 230k then more for rental yield.

True though coz they lump up fully furnished item in the 1 bedded. Cost about15 to 20k compare to bare unit.
with 1 carpark...

who's the developer? better be cautious at current market outlook with the developer profile. usually 1-bed studio has limited exposure to the market and some did failed in 2nd tier area like kajang and cyberjaya. AirBnB generally is not prominent for Cheras, the usual inquiry could be locals asking transit place for wedding actual day or party place, which can turn up to have more things to do afterwards.

probably you can drive around and stroll that area and observe deeper to identify usual prospects to take up the rent at there. sometimes, good entry price may not end up to be good investment. smile.gif

Yepp..that's the concern with the area surrounded by malay land and nearby development such as you city soho doesnt command high price and rental yield. It is more of residential area with min commercial development. Does majority of the soho...provide any cleaning services etc? The details of the services by the hotelier developer....yet tbc.
I do have hesitation on the future success but the mrt and low entry very tempting....

Its sounded very similar...the current sales kit indicated the project name as metro cheras....but its not from mah sing
