yay... cheras ong ong..... its good to see cheras keep growing with more residential and i am not staying there... previously from petronas len seng go out to leisure mall also took me half an hour during peak hour.... ahammulilah.... those who stay inside... move out to this condo... or u need 45 mins to go to leisure mall alone... not to mention down KL.... hahaha

actually other ASEAN country... if exclude singapore... their property pricing also very high for area like kuala lumpur... but they dont have so much high density high rise yet... hence the expensive pricing somewhat justifiable if you wanna live in or around city center..... compare to KL.... high density also might go up to 1000psf for those closer to city center or within 10km radius....

the distance to KL and hype brought by LRT with sunway brand name... hence why the pricing... no matter they did it... for me... its still a very old area with improved public transportation only... haha.... spent at least 5 years around that area....

somehow kinda agreed with you... saw a lot of own stay buyers... always have to make detailed comparison, detailed consideration and detailed research only after they visited the show unit.... after that go back and find out... cheapest units gone, nice units gone and rant that flippers took their units and ask flippers go burn in hell..... biggrin.gif biggrin.gif

yeah... but considering developer will add on 20-30% premium if it really beside LRT/MRT station... macam mana... ROI koyak nanti... and beside MRT/LRT projects also alot... why tenants will choose yours?

yea for own stay... actually not much who care... and its super convenience..... the question now is for investment point of view.... whether the tenant reli willing to pay premium rental price for a condo beside LRT and based on the population of cheras here.... locals mostly are not willing to pay the premium as now is tenant's market.... except the pak hitams willing to pay more maybe....

not sure of any facts and data... looking at the traffic volume everyday.... i would say its damn crowded for residential focus locations like cheras... haha.... most are middle income.... but tenant market really changing direction... owners have no right to open price already.... either risk loss to interest or rent cheaply... either way....
