never had any meal there since after college.... when the local owners still cooking there... its one of the better spot to have a meal... after that 100% become foreigners food court... food quality dropped significantly... currently still the same situation?

its good to aim for early completion.. buyers save more interest.... and reflect well on the reputation of the developer also... like AK... so far a few of their projects now are targeting early completion....

your question is for something that's in the future.... as at now... maxim cheras being the only completed condo here has not yet open up to african tenants yet... but no one can be sure for the future when there are more desperate owners... other than maxim cheras as the completed condo here... others surrounding are flat and landed which so far have no issues with african students yet... your question no one can give u an absolute answer....

well... if u mentioned about secondary market... there are alot reasons why secondary market are so weak now... if only house buyers nowadays willing to pay 10% downpayment in cash for a house.... thats the first and most major point why developer new house are so good selling....

jalan cheras is memang famous for jam... with or without the ekocheras construction... the problem with this side is... once maxim completed... there will be at least another 1000 residents going to sempit with u at the small two lanes exit to jalan cheras in front of your condo... lol

its up to u decide... if freehold... u need go kajang only have such condo at such pricing... haha... when ur pocket is not that deep... u have to give and take lo bro... very hard to estimate progressive interest one... just use a 5% yardstick of your SPA price to estimate...

i think u have to look for elsewhere and increase your budget by abit already if u have so many concerns on this condo... u kinda already answered your own question... haha... the reason why its cheap... is because its high density...

and cheras traditionally is an area full of residential... not so much of job opportunity on its own... hence why peak hours will jam like super alot... everyone have to leave the township together to work at similar timing...

KL area susah skit... even got also konon nya walkable to MRT/LRT... but need take some effort to walk... if u are relying on most on MRT/LRT... u can just go ahead and buy this what... as long as u take MRT... jam or not is not your main concern ma.... if u worry about density... better go take aster residence... or the batu 11 cheras condo....

i think aster just 18k more than your budget... monthly installment maybe another less than rm100 extra per month compared to 350k loan?

but i think weekend ok la... jam is jam... but not peak kind of jam... at least everyone wont come out at a same time with u like weekdays...
