somehow kinda agreed with you... saw a lot of own stay buyers... always have to make detailed comparison, detailed consideration and detailed research only after they visited the show unit.... after that go back and find out... cheapest units gone, nice units gone and rant that flippers took their units and ask flippers go burn in hell..... biggrin.gif biggrin.gif

If developers only sell to homebuyers......rest assure that they will priced it much higher than currently bcos they will expect to carry the stock beyond vp........msybe 30% to 50% readily units upon vp.....

Part of it is the name. That place was like a township of Terengganu, so run down and look like a slump.Especially Miharja, before MRT and Velocity were built, that place really look like a kampung.

But what Sunway did outside of Velocity main entrance and police station is quite nice. Some properly aligned planted trees and LED light stand made it slightly more appealing to suit the mall.
If they can slowly develop the place and make it more modern it would be really nice. Then the value there will surely strike up

That's not a flipper.

Partly yes. He did take away someone who really need a home.
But then again that place and any EW projects are for the riches. So no problem for them to look for others. While Setia Eco Hill is just right beside it.

For homebuyers... whether what % sales is not much of the concern.. as long as complete with good delivery... In fact they may be happier since lesser ppl live in the condo? lesser ppl using the facilities? biggrin.gif

No offence bro, but occupancy low might lead to:

Appreciation=low
Maintenance bayar tak jukup cover, facilities boleh baik ker?
and takkan seumur idup dalam condo inj jer. (Due to appreciation stagnant gg price) condo bkn landed.

Most of condo after 5 years price stagnant=declared gg oledi, and after 10 years banyak problems sampai owner tak mahu repair dah..

Not cool story, but truth story.

There are plenty of low occupancy condos in the market especially in klcc. Did u see the condos rundown?

My post above refers to POV of homestayers not seasoned investors like forumners here.

Actually if 20 stories and above, sure got HTC and cemetery "view" unless no units facing that direction. if not 100% view, at least got a few % view of it.

how near is the HTC.... stayed around this area for some time... didn't realize the HTC.... cemetery view depends on their orientation... no master plan we cant see anything yet.... 2000 units is very common in klang valley.... u go BJ, sentul, kepong u will see its way crazier.... tongue.gif tongue.gif

I believe the 3Br is 800sq
the 2br is 700sq

dunno how many cp per unit......

Prices really good........

I thought there is double HTC along jln cheras there........dunno can avoid seeing this or not.
