from gov's guidelines, the buffer are between 50m to 1km only:

Cat 1 high risk industrial (Very high risk due to fire, explosion, radiation, and highly hazardous chemicals) - 1 km
Cat 2 heavy industrial (High pollution potential and risk due to fire, explosion, radiation, and/or highly hazardous chemicals) - 300 m
Cat 3 medium industrial (Moderate pollution potential and risk due to fire, explosion, and/or hazardous chemicals) - 150 m
Cat 4 light industrial (None or very low pollution potential for air pollution, noise, vibration, odour, fire or explosion) - 50 m

bukit raja area should be light or medium industrial area which require 50m-150m buffer only.
eco ardence is about 1.5km-3km from these factories, pretty far compared with the guidelines.

I visit doe website last night too and message to Ardence sales asking the distance from Ardence to Industrial area .... 5km is distance, which is when you're traveling through paved road.

In actual if you measure the displacement (straight line), the nearest is around 1.5km.

I think the DOE guidelines emphasize more towards physical hazards. Air pollution at 1.5km would still be bad if it happened the wind is blowing to your direction.

I think guideline is onething, but actual reality is another thing. I guess not all feel will safe with it even if it meet minimum distance.. Think twice is better, if can accept then only purchase.. Resale value unsure.

Honestly I didn’t even know there’s any plants nearby.

If you’re in Aeres or Dremien should be alright, only the later launches are nearer to the plant.

During sales talk all focus was on the Assembly Plant which is less hazardous and clean. Why nobody mention about this 'Giant' plant laying just next to it? I was there yesterday and it is so obvious when look from Tuai Gallery.

Assembly plant? I guess they are talking about Toyota right? Huuuge plant. Maybe can look for a job there and cycle to work laugh.gif

yes, I think I will stay at least 5 times of minimum distance away, and EcoArdence is just about that far.

of course, it's up to individual people, some can only feel safe to be 100km away from any plant, that will effectively rule out the entire klang valley. biggrin.gif

From the definition, i would say, other that the two steel plant being cat 2, the rest in the area falls under cat 3-4 categories.

Hi Aeres residents, would like to ask. The "CCTV (point only) provided by Eco, is it referring to cable points? If cable, is it 4 ways or Cat5 or co-axial+2 ways.

just backed from Eco Ardence, again. I was shocked to find out that Ardence Crest (Commercial) is actually just opposite Toyota Assembly plant (across the road) which is not far away from Malaysia Steel. Cora is just a stone throw away. There is one assess road infront of Toyota leading into Eco Ardence without any exclusivity. Worst, we can smell something like paint or plastic in this area...something like new car smell. I thought the whole Eco Ardence is exclusive to its residents inside its own area. It turns out that a beautiful tar road was built infront Toyota leading into Eco Ardence. All cars from Industrial area, Klang etc is allowed to go thru using this road (hopefully except heavy vehicles). Imagine we are paying so much for the exclusivity, when the whole project completed we are actually staying just besides a Heavy Industrial Area. Yes, just next to it. Dont take my words, go find out yourselves during weekend. Waze Malaysia Steel Works or Toyota Assembly, feel and smell the air sweat.gif sweat.gif sweat.gif

That road was opened to public for few weeks early this year. It causes massive overflow of traffic from setia alam to Shah Alam and they decided to close the road temporarily for now. I hope they close the road to public permanently or at least during peak hours sweat.gif
