Every new township and area will need to go thru jam scenario lah...b4 they are improved.
From ss2 fedhwy puchong and almost everywhere. I once stuck in traffic jam from public bank klcc towards tun razak for 1hr n 15mins. I think its the norm there. |

QUOTE(maxxng12 @ Jan 26 2018, 05:35 PM) Ya nightmore for those inside, however based on the geographical map, eco ardence will have an access after the toll, means it is not really affected ? sorry as i am not staying in setia alam, hence i really do not know how terrible is the jam, but based on what i see via the map, eco ardence will have better access, as compared to those stay INside the setia alam Hence i am looking at this project currently, seems interesting. esp the ardence lab concept Every travellers from meru will use this road jor to exit SA. U said it will jam or not? |

QUOTE(maxxng12 @ Feb 2 2018, 03:04 PM) thanks for your info. will look into it, dremien got all three (or four) types of property in one precinct.as i am considering the dremien project now, looks tempting to me garden homes, LSMD, SMD, Bungalows. Rear yard back to back 35'. Aeres only got one or two types of homes. |

QUOTE(Vector88 @ Feb 3 2018, 08:08 AM) both Aeres and Dremien are having same types of houses, Garden/Pavillion homes, SD and Bungalow. It is just that Dremien parcel is smaller and also slightly lower density probably due to more allocation of bungalows. thanks vector for the info. I didn't know Aeres got Bungalows and SMDs. I thought the entire precinct only consists of garden homes......bcos no one talks abt bungalows in 1st phase....... |

QUOTE(maxxng12 @ Feb 10 2018, 10:07 AM) i feel that this whole eco ardence project is slightly smaller in size, despite the 505 acres township project, 505acres not small lah......slightly bigger than DPC leh...look at the ardence labs, nearby lake, and the sales gallery, feel like small township project, along with the smaller size unit of the house, including semiD, pavillion homes.. it depends on how EW utilise the land nia. pavilion homes 'was told' is LinkSMD. as the land cost goes up.......its difficult to have mansion size home jor....... p/s - even for dpc, the series that they called it 'mansion' is just link house nia. |

U sure rimba villa only 168units???
1st phase nia...there are 3 phases. I thought setia held back the launch due to lukewarm responses. 22' wide....a bit hardpress to call it lsmd....BU also pretty small. Only price tag is bigger than life |

QUOTE(Michael12345678 @ Feb 15 2018, 12:44 AM) Rimba villa is 32X75 so its 32' wide not 22. Footprint 22' lahThe BU for its smallest unit is 2653sqft, which is still bigger than EA pavillion home of 2391sqft. from price n perspective RV seems better. But EA has its strong architecture designs n brand name. so your choice to prioritise what u want. Its strata therefore u cant reno. No rear garden. Yr back stick to other people back. If u want to it lsmd....give lah at min 25' wide frontal of the house. |

QUOTE(Michael12345678 @ Feb 15 2018, 01:24 AM) sorry could you share what do you mean by 22'? coz the brochure stated 32x75 same like EA (subject of comparison) Like the forumer b4 this post has pointed. Actual built up frontage is only 22'. Typical link terrace side nia. Only good thing is there is no rear garden therefore setia has extended the rear for you to the end, hence u get the BU. yes its strata same like EA, so there's no comparison between the two in this aspect. Personally for me, buying 22' width house is not an upgrade. There are many subsales for lsmds in setia alam, bu avout the same, but asking at least 30% cheaper. Whereas EA actual frontage BU is 32', amid most models are one storey only taking full advantage of the "garden space'. The house will certainly look grander..... |

You guys really work like a computer meh?
Compared point by point macam computer processinh data? Buying houses does have emotional input n effect de. If everything can put a tick or untick....life will be so much easier to make decision. Can basically ask Siri to buy properties for you jor. |

QUOTE(Vector88 @ Feb 15 2018, 01:55 PM) U r a good customer to have for many developers esp like Ecoworld. Trust me....your emotional factors will decide where to buy, not yr research. Most buyers today are calculative and will consider pros and cons for each developement. Anyway we are talking abt 1.4m lifetime commitment, not some small toy that can be emotional about, so better do more research before commiting |

QUOTE(Michael12345678 @ Feb 15 2018, 10:49 PM) my emotional factor tells me to buy a semi-d in desa park city . but my budget does not allow this No. Thats not yr emotional decision to get smd in dpc.anyway this a forum to help others to make a rational wise judgement based on available facts/analysis contributed. if thread starter made decision based on emo or strong self believer, he shouldn't have ask us for the comparison between rv n ea. Happy chinese new year all! Thats yr wish list. |

QUOTE(Just Saying @ Mar 7 2018, 03:16 PM) It’s not about affordability sometimes rather it’s ur health in long term. Hmmm I’m not very sure about it. Eco park is obviously better. I vote for ecopark especially those preicints nearer to the forest.Lower maintenance fee and club hse sibscription is optional. EA generally too mixed w highrises apartments affortable housing all mixed into one development. |
