Will be surprised if they called it smd, rumah pavili or rumah taman. ...

Sorry to say that.....am not jeolous or red eye.......if ew can sell as smd, why they wanted to sell as garden or pavillion home?

Actiually ew launches these types of homes in eco grandeir and eco forest.......i dun see any buyers debating about of they are smds.

The line is cleared....if they are not bungalow or smd they are links....even if you dun recognised the joining part is party wall.

Actually this concept is not new....ytl also launched similar homes in lake edge over 10 yrs ago.....surprising also called it pavillion, garden and one other name..

Make sure that the main entrance is not directly under the masterbathroom.

Basically the main parcel is still 20' wide only......and you pay 1.5mio for it....bcos its not a normal link home..its a pavillion home.....

I suggest you airbnb than buy for your holiday home.....unless there is someone locally is willing to maintain the house for you.......

further more...landed...in a newly developed area.....the dust is uncontrollable.......

most local councils have stopped given permission for housing estates to erect permanent guardhouse after 2013 (new development that's).

otherwise developers would still prefer to sell fng than gng.

¬ mixed development vs Malaysia largest collection of smd and bungalow only enclave
¬ normal club house vs almost full fledge club house with football field, tennis court, basketball courts, squash and futsal beside the normal offering.
¬ normal houses with garden vs each precinct comes with own themed garden, waterways, pond and 'lake'`
¬ dunno about density in EA but in SEP, 4units per acre on average.

Today went to EA.

SA confirmed that the 1st phase pavillion homes are indeed smd and will cited as smd in spa.....

Not sure how accurate it is.....
