 Buy or no Buy PV Condo at Setapak?

Guys, do you think now is a good period to buy resale PV condo nearby Setapak (For eg PV13 ~PV15)
Price is around RM530K for one unit.

Do you think the unit price will potentially increase up to RM700K?

You are paying 500k to live like banggala. That development resident density is crazy. Confirm everyday wait for lift, traffic jam, poor building maintenance

investment? Yea maybe, students alot

if sendiri stay why not go other places?

you queue for the lift also u mati. I would say no standard? cause too many students and security is bad

The current selling price is close to double the S&P price. Lift issues don't happen regularly, unless one breaks down. PV13 is managed well by the JMC I must say. Not sure about 14 and 15. I doubt it'll hit RM700K but that's my opinion, unless a LRT station pops up meters away, or a hypermart.

TS can consider buying Platinum Splendor by the same developer also. But have to wait for the construction period. Price almost the same.

i've been to the PV before, and I dont think it would be a good investment. Right now those renting are students (mind you there are a lot more foreigner these day there)
What happens if the college near that area relocates or more foreigners staying there compered to locals? Also the wear and tear at the PV is fast deteriorating, no thanks to the high student population. Carparks is a problem.

For 500k, you can get a really nice condo somewhere else, no need to even buy subsale one buy from developer staright.

That area is overpopulation by its density.

With 500k you got lots of choice now since property market is going down now.

Brand new unit in that area is less than 530k. Why pay so much for a subsale unit?

if is for invest = YES~ why not ? since there a lot of students

BUT

if is for own stay = NO...sure will regret !

for around 500k mortgage need around rm2500 installment per month..

rent there hovers around rm2000 (if lucky, saw some even renting at RM1.4k at mudah). so not really a good investment

Not to mention that you need to add on maintenance fees as these are borne by the owner and not the tenant.

Own Stay = Yes and No

Currently i have a unit in PV13 renting around RM 2,300 - RM 2,400 per month. In terms of maintenance, roughly RM 210. Lift, would be non issue as 4 lifts in front, another 1 lift at the back, just besides my house. Car park is non-issue. In fact, there are a lot of empty car parks. In terms of security, there are few security guarding front and back of the Block A & B. There are few foreigners no doubt but mostly chinese students and family staying here. The only problem would be sometimes at midnight there would be someone laughing and talking so loud.

If you are interested, im planning to sell my unit due to family issue.

PV all rental income depending on students. The immediate risk is the upcoming development of super highdensity condos just right behind the University, which will definitely drive rental prices lower.

ya true also but if the house well maintain you can increase the rental price...my friends around 1-2 years will increase the price and people do still renting it hmm.gif

TS, u wan to buy PV is for investment (rent out) or stay your own? I heard there is a new condo along Jln Gombak, near the traffic light to Sentul, selling around RM400k plus. U may survey for it.

few years back pv16 market selling price was rm600 to RM620k for a 4 room 13xx sqft unit at its hight peak. now i believe only rm530 to Rm550. And you want it go up to RM700k? I dont think so especially with our current economy.

Attended a property talk in mid valley recently and one speaker did mention that there is an oversupply of condos at the moment. He also mentioned the days where price increases upon completion, does not happen anymore due to oversupply. So if the unit is not completed and you are hoping the price will go up, think again.

Even if the unit is completed, why would you want to take a huge risk? 1/2 a million is a lot of money.
