 Property listings on mudah, fishy?

Hi, family in the market looking for new property (own stay)

visited EcoHill (Semenyih) already, very pleased with the place, cheapest is 553k (before rebate) for 20 x 65 house, 2 sty intermediate.

Now I'm browsing around Mudah new launched properties I see a lot of stuff that looks too good to be true? I mean of course for terrace they always show corner lot photos and corner interior with all the side windows, but the WRITTEN details are harder to dispute against.

Assume these advertisements are not fake :-
- new township,luxury clubhouse, KL-Singapore bullet train - mostly Seremban properties
- 20min to Sg Besi - Speeding from Seremban at >100km/h biggrin.gif
- 2 storey Semi-D at 5xxk - well, 5xxk is minimum price, starting from 2 storey to semi-D, etc
- these agents misuse Muday.my to advertise in all areas though actual location is not there - they seem desparate

What i've experienced is you call and ask the property listed eg 500k....then they will say oh its booked a few days ago...now the price is 600k...freakin' annoying.. mad.gif

Confirmed this is under Matrix development
Bandar Sri Sendayan,
Those agents used misleading potential buyer around KL area who looking for landed property to promote Bandar Sri Sendayan....
I received more than 10calls from different agents also promoting same project.
I personally don't think Matrix will used such a tactic to lure contact.
Those irresponsible agents are the culprit...

Will report to Institute of Real Estate if they are license holders.
But majority who call up are those youngster not even know actual location of Sendayan...
Will keep on telling you Sendayan to KL taking 30minutes, very near and so...

Yeah, very annoying and time wasting. Also happens on other websites e.g. pgur*, *pro*, etc. Sometime got 30-40 props listings, but all same repeated ones.

Maybe someone can start a ranking list on lowyat, to rank which real property website is most reliable, n which one has lots of crap ads. That will force the admins to be more strict.

I actually have better experience dealing directly with owners on mudah than the major sites. Nowadays too many unethical property agents, some of them are here on this forum as well

Yes....to many of these bottom feeder, vile, nasty, vicious agents. Once in a while a white knight comes along and say "Not all agents are like that, of course got bad apples here and there" but to me these unscrupulous agents are quite significant in numbers. I'm sorry but i believe that potential buyers/househunters these days see prop agents are like scammers and sharks, need to evade like the plague. I feel sorry for the genuine agents though. Life is hard.
