Hi, family in the market looking for new property (own stay)

visited EcoHill (Semenyih) already, very pleased with the place, cheapest is 553k (before rebate) for 20 x 65 house, 2 sty intermediate. 

Now I'm browsing around Mudah new launched properties I see a lot of stuff that looks too good to be true? I mean of course for terrace they always show corner lot photos and corner interior with all the side windows, but the WRITTEN details are harder to dispute against.

can anyone advice? Already contact the agents to view show unit, I'm sure I'll get the correct details during meetup, but since this is obviously too good to be true why would they advertise like this in the first place?
