When the SA show me the units and floor in Aug not many units left as 50% is bumi quota and those 8. 18, 28 floor all reserve by developers. Left those odd units.

Still got plenty of bumi units. And 7% discounts on the price charts. Dev dowan to convert it and pay for the penalty.

flexus is not direct benchmark. small units.

boulevard is a better comparison. you can measure more accurate when boulevard have transacted rental as benchmark.

Putramas 2 & 3 would be a fair comparison as of now. Similarly, no LRT MRT, better location than Tuan, bigger unit. would a tenant that looking for 2-3bedder prefer royal domain / regent over boulevard & tuan? you consider.

Duta Park likely to sell higher price. but that doesnt mean rental for Tuan can go 2k /month. furthermore, u got to take into consideration of other upcoming competition like Era. so those without MRT, same same, why would people pay 2k rent Tuan? Given a choice to rent, would you prefer to rent place with better connectivity (MRT,LRT)?

when the market is flooded with so many new supplies, it's buyer/renter's market. they are spoilt with choices. convenience factor play a big role in renting a place. near to work or easy to get to work. properties that pose stronger appeal (walkability to MRT/LRT) will be much safer

Normally when a residential project is built on a commercial title, the unit owner/condo management can convert the electricity rates to residential, based on a few of these type of projects that I have visited. As for water, it will still remain as commercial rate.

For me, I have paid a visit to the sales gallery at Avantas once but wasn't too impressed by how small the units are coz the largest is at 1,0xx sf only and the smallest is around 8xx sf.

Agree. Quite rare indeed for the title able to change. In fact for initial service apartment able to change to condo also need lot changes in their building plan where all commercial unit taking out and need to replan. which is quite a hassle...

The workmanship is pretty good if you ask me. If you have visited their sales gallery just look at the workmanship for Avantas Residence.

TBH the MRT and KTM distance is not walking distance by Malaysian standard, you will have to drive. the UOA development is a big question mark as of now. But UOA have already bought the land situated at Jalan Ipoh.

For own stay it is good since is residential title. Hard to find nowadays new launch with residential title. You are paying cheaper utilities rate, tax, etc.

For investment then is good to take a look at Boulevard now to see how it is performing. Occupancy rate is very low. Pass by during the night can see only few lights on. Rental rate needless to say. Not sure is cheap enough or not but still fail to attract tenants.

Anyway, I kinda lost interest on that project after our visit there when the staff mentioned 2-tier security and offering a nearly similar pricing to Kiara East.

If I'm not mistaken, it's nearly 80% sold based on their sales chart when I popped by over 2 months ago at their sales gallery in Avantas.

The sales staff didn't attend to us, tho, as he was attending to another customer. Left after that as I didn't like the layouts this project offered and the location itself.

Sorry no offence to the owners.

I for one do not like the vintage aesthetic concept.
Feel like they have add on 30-40 years to a new building. Probably in 5-10 years down the road you might feel like its a very old building.

and surprisingly no one commented on the width of the corridor. Looks pretty narrow however it can't beat the one in Zizz.

Yeah agree on the width of the corridor. It looks kind of narrow. Can be wider, not sure why it is designed this way.

On the concept I beg to differ, I think it boils down to the maintenance of the condo. Even with a modern theme, it can look old if it is not well maintained.

I quite disagree with you, if you look at the design for the 90s you feel outdated. Times goes either we like or not but the design vintage is timeless and evergreen

Yes I agree about the width of the corridor is quite small around 1.5-meter width

2. Less than ideal surrounding (junk yard)
3. Weird access road

Other than that it is all good. For that price I think house owners wouldn't have much to complain.

Got info some of the junkyards will be clear out for the new projects after the Digital City project completed

Heck, even the Tuan Residency was from junkyards site, just use thick curtain and you won't see it.

Other than that the quality of the building is so damn nice, the location is what makes this project sold out

There is no any MRT2 station within walking distance from here.
Unless you mean new MRT3 station which nobody knows the confirm alignment yet.

edited: nearest MRT2 Kentonmen station is 1.5km (via uncovered walk) if you still considered that as within walking distance.

Is one of the unique concept and design in these price range. Instead of lot of plants and trees that may costs a boom to maintain, the developer is using something unique to make the property distinguish from others. Cannot wait for their Tuan Residency 2

From what I was told.. its more or less / slightly higher than Tuan. Didn't really go into details with the SA for Tuan 2 though.

The 1st phase completion is in 2021, it will be speed up after covid restriction as many projects around KL and Selangor

I manage to stay for a few months (need to stay other places(business matter)

I must say the HR/Maintenance/cleaner is improving and getting better compared to previous management

They act fast when there is a problem. The neighbour seems nice, friendly and peaceful

I think it is really suitable for family type

Hopefully getting better when I come back

Depending on the unit some get side by side car park

Overall the car park area is easy to access through an elevator and not a complicated plan/layout

I don’t know that’s why I’m asking.

Not a TOD
No mega offices like Bangsar South or KLCC
No universities nearby like Bandar Sunway

People who rent would have many options around the same price point.

I personally like the location very much since I am driving. It is connected to Jalan Kuching without directly being in front of the highway like it’s siblings Tuan2 and Tuan3. And I like the look and feel of it.
