 Cons of buying top floor condo, What's the cons?

2 years since vp exclude 6 months after completed and waiting for cfo

it should be free from leakage if no watermark

some developers use membrane type waterproofing and this type have very less problems

Rental rate is same as lower floors (except maybe the first five floors). Harder to sell compared to middle floors unless you're willing to match their selling price.

View is overrated. A lot of buyers look for floors high enough to have peace and quiet, away from ground floor and facilities deck noises, but beyond that, it's down to price.

If I'm buying for my own stay, I''m more inclined to purchase a unit at the 15th floor than one on the 30th floor.

Cons of highest floor unit of apartment
1) More expansive than the lower level unit
2) Higher tendency of water leakage
3) In house temperature is higher compare to lower floor
4) Lower water pressure if tangki is at roof top with gravity flow distribution system.

For those well designed, or should I said 'better or not low cost" one (whatever name), top floor and second top or up to third top, they are served with individual pump, instead of using gravity pressure from the tank.

Great replies and input. There's still one point everyone has yet to mention - penthouses usually are the biggest units (for those condo that have penthouse on top floor) - the maintenance fees are usually very high and often prove a huge "negative" factor when selling.

Case of point:
Seri Maya, Setiawangsa. My friend brought a condo there really cheap. Pent house unit at 4+1 bedroom, but then realize fees are really high. In the end he moved out to smaller unit, built partition and rent by room. Plus - bonus - he went to management office and argue that all units should pay same maintenance fees as everyone swim in same pool and drive on same road. I literally lol-ed.

So ladies and gentlemen, beside 1. The extra heat. 2. Roof leaking 3. Low Water Pressure 4. Highest Priced unit, consider this factor too (5. High maintenance fees) when buying penthouses.

make sure window is good in quality ..
else very noisy when raining .. wind sound and rain drop hitting the window ..

especially thunder storm .. very chi kek one ...

p/s : i live at lvl28 but not top floor yet ..

subsale cannot judge the price solely on floor level. many other factors like unit condition. major renovation vs no renovation. partial furnished vs full furnished. unit views, neighbours, etc.

if all factors list above the same. then higher floor unit will priced higher compare to lower floor.

for undercon property, it is normal practice 1 level increase 1k. some property increase RM500 per floor. some even RM3k per floor depending on the developer. same size. same layout. same viewing. just different floor level. yes, the higher the unit, more expensive you need to pay.
