Let's say I take a test to become prop agent and later purchase myself. It is viable to do so?

err you can sell you own property, no need REN. So far this is allowed. So you want to become agent to sell your own property or what?

If you want to save on commission fees, just do your own research and deal directly with owners. Why need to join agency just to do this? Don't forget, a certain percentage of the commission also goes to the agency that you work for.

you can do whatever you want with your own property and your own money, you just need to make sure which capacity you are dealing in during the transaction. whether you are acting for the real estate company or not.

if you do or intend to do anything in the capacity of an agent to your principal then make sure such acts will not prejudice the principal's interests and rights which resulted in a gain in your benefit.

Of cause you can do so.
But we find no reason for you to do so.
Insurance lain story, you become an agent and sell insurance to your own self, you can save money from your commission. But sell own house doesn't benefit you in such way.

Is for additional income then ok la.
