as if this junction not jam enough. now for kuchai ppl coming from kl via sg besi this junction easily 15 mins. add this condo, maybe by the time they r back home, another person already in bangi lol.

Went to inquire the prices - the lowest floors already sold out. The one I am interested is facing south, RM 550k+-

Currently has 5+3 % rebate. Pay 2.xx% for dp only.

Anyhoo, might buy the inquired unit.

i went to Sales Gallery yesterday , very hard to find the location of the Sales Gallery
the address shown in the Kuchai residence website cannot find in Waze
this Sales Gallery mainly handle by agents , but the agent who served me gimme a weird message - 5% rebate , then after we said har only 5% rebate, then he said actually got 5% +3% geh , but pending approval , so which mean am i entitle or not if manage to place booking . when talking about the legal fees - he even confused me and my husband, Developer absorb S&P Legal & Loan Stamp Duty .then i asked what about Loan Legal Fees, oh you have to pay . i heard until *8 ears * and repeat 3 times , only he double check with his team lead

as said thread before , i worried about the smell from Ajinomoto

Everytime u drive in to Kuchai Lama slip road from North South Highway, the smell of sewage from the pond that Ajimoto dumps all their waste..

Drive there and u will definitely smell it, it's been there for years

so far among the full stretch of mrt 1or 2 project, i find this fareast can consider goodbuy. weak point abit overprice rm63xpsf on leasehold unit, coz nearby freehold about same price also. anyway fareast project is the nearest to mrt station compare among kuchai .very strategic as mrt station. 2 station for future bdr malaysia, 4 station trx , 6 station klcc. perhap appreciation value for future after 3 years completion may thumbs up. can target high income working adult, especially female becoz more safer for them to back home from mrt. hahah

so far i viewed,
farest kuchai Rm 63xpsf , leasehold, low density
lavile cheras RM83xpsf out of budget,freehold , a good location
aster cheras RM55xpsf high tension , leasehold
m vertica RM55xpsf far walking to mrt, very high density

There are so many so call 'MRT/ LRT project' but actually many of them the walking distance are more than 500m which is not so practical to me.

Many tenants will look for house that just right beside MRT station.
I can see the great demand for this project in the future.

first project for this developer, priced at 600+ psf, 0.30-0.35 psf maintenance fees and each floor increment by RM3k, the only selling point is the location which has MRT station right beside it

the interior is nothing to shout about, the 864sqf feel so small and narrow when visit the showroom, exsim interior design is much better when it comes to <900 sqf, 1.1k sqf feel much better but i dont really like the extra toilet in the kitchen, extra maintenance for me and the size is so small, note that there is no yard and balcony look more like a AC ledge to me

nevertheless seems like >50% has been sold based on the chart they show me, and around 30% is bumi lot shakehead.gif there is only few units of 1.1k sqf left

I heard the ajinomoto land already brought over by see hoy chan? I went to show room yesterday , the location seems good ...and slmost 70 percent of the unit sold ...thinking of getting this, any thought ?

May i know if a non bumi purchased the bumi released lot from developer now, this purchased unit can be sold to a non bumi after 5 or 10 years? This is a leasehold type.
