Hey guys, I just went to sales gallery and visited the site recently.
I have a few things I want to discuss with you guys.
So this is the location of the project:

When I drove pass yesterday, I cannot drove into Jalan 34 since there was a construction undergoing near the entrance of Jalan 34 blocking the road.
1. Can anyone confirm what are they going to build over there?2nd question is
2. Do you think it is walkable from Kuchai Lama MRT station to Ritz communities?First of all, I want to debunk a few myths about this issue:
> The walking distance from MRT station to Ritz Communities is around 5 minutes. Definitely no. One sales actually told me that. The other sales told me it's within 10-15 minutes. Yes, the distance actually will take 10-15 minutes walking.
> Developer will build covered walkway from MRT station to Ritz Communities (check earlier post in this thread).I'm not saying it's impossible, but rather unrealistic. Please check the distance and the road condition.
Then, the question remains, is it
walkable? This is what I think:
Currently there is no walkway from Jalan 34 to GS Club. If you don't mind walking beside/on the road, crossing the busy road without pedestrian crossing and traffic light, then it is walkable.
What will happen after 3 years I don't know. But I think there are enough space for sidewalk.

A lof of people are saying Ritz Communities is near to Kuchai Lama and Kuchai Lama is a matured township.
Yes I think this is basically true. But it is also true if you want to go to Kuchai Lama you have to make a U-Turn (around 1km). I think someone already mentioned before.
1km not a big issue. In fact it's considered quite good already in KL.
But it makes me realize that Ritz Communities is actually on "the other side". In fact, if you check the map, the whole area where the Ritz Communities is built on is an
Island surrounded by highways.
3. I don't know what do you think about this. Please comment.For 300k, for a rather good location - except for some doubts I raised above, overall I think this will be a
fair buy.

Wilayah Persekutuan under RUMAWIP scheme.
If you already have a house in Wilayah under your name then you're not qualified.
If your house is in other states, you can still apply for it under current regulations.

Apparently the new MRT Line 2 station is within walking distance.

Agent said with covered walkway. Better be true.
How can this project be walkable to MRT2 station. And worse is to put S23 Kuchai Lama MRT station which is unrealistic.
Visit the site and you will know whether it is logical or not. The more realistic station to walk to is S24 Taman Naga Emas MRT station. Under the MRT project, apparent will build a pedestrian walkway across the road from Central Residence to the cemetery area.
