First round together with the 2 SA, so far so good, only find 4-5 minor defects. After this need to do a more detail checking.. Good thing is didn't notice any hairline crack on the wall/ceiling. thumbup.gif thumbup.gif

Compare to SEH precinct 1 East, EM Cradleton definately better in terms of workmanship.. rclxms.gif rclxms.gif

In terms of lancscape wise, if exclude those 3 gazebo structures and the fountain (which I still yet to see in operation), will be about similiar to Precinct 1 East SEH, still much behind compare to Precinct 3 Oriental Garden.. tongue.gif tongue.gif By the way, I know it is not fair to compare Cradleton with the Precinct 3 SEH..

Be frankly, I think the landscape in Cradleton a clear win on the Precinct 1 East SEH is the Gazebo and fountain roundabout, lightning wise should be better compare to Precinct 1 East SEH as well. Security and guard house no need to say already...

If taking pricing of 20 x 70 SEH Precinct 1 East vs Cradleton 1A (RM 458k vs RM 586k), the 100k+ extra is really worth value on the money, in terms of the security enhancement, grand guard house and additional landscape features in the Cradleton. I am happy with both of my purchase... rclxm9.gif rclxm9.gif

One thing SEH 1 East better on Cradleton is alarm is provided, but for cradleton 1A unit, only alarm point.. sweat.gif sweat.gif

Lol.. Can't tell the defects lah, if tell the SA who is reading this forum shall know my identity liao... laugh.gif laugh.gif But it is not the major one lah..

So far didn't notice chip off tiles though... So far I check on 10 - 15 tiles only, no hollow sound, find one day need to check all.. First floor is the wood flooring, any taikor can teach how to do the checking on hollow part? hmm.gif

I notice that most of the roads will lead to to cul-de-sacs. Personally feel that the width of the main connecting road in the housing area is abit wider compare to the roads that lead to cul-de-sacs. Lim Gor, do you feel the same way or it just my illusion... sweat.gif sweat.gif sweat.gif

I think SEH 1 also don't have center road kerbs and lamp post are all at one side, but all the roads are connected with very less cul-de-sacs...

SEH 1 also surrounded by jogging track as well, but very less cul-de-sacs. Next time house welcoming party cannot be held outside the house already, otherwise your neighbour don't have road to go back... biggrin.gif biggrin.gif

Visitors no choice and need to make a lot of U-turn..

It seems like half of the perimeter fencing (those exposed to public) is wall fencing while another half perimeter fencing is only consist of anti-climb-fencing.

Anyhow, it is great to know that all this anti-climb fencing is attached with certain PIDS wiring, a good surplus Cradleton... rclxms.gif rclxms.gif

But for the wall fencing, I didn't notice this wiring, only saw the CCTV. So for the wall fencing don't have PIDS? hmm.gif

Dunno lah, for SEH 1, very less culdesec, also dun have road kerb at the center. all roads are connected, if one road is blocked, you always can go back to your house using another road.

For cradleton, if one car already go into this cul-de-sec roads, the vehicle must reverse and make u-turn to come out from the entry point again, because the other end is cul-de-sec and no way out.

This kind of design got pro and cons.

You can refer to Post #1034 to see the STP. I didn't ask it is whether close or open, but I didn't see any "pond". I only see building with pipe.

EM seems very confident on their STP, because they even build a garden next to STP.

I still think it is something similiar to the one in SEH 1.

This one even SA say something also very hard to verify, must wait some time when people already moving in already, have enough operation already, then only will know got any undesired effect..

As like SEH 1 now, so far so good...

There are a number of gardens spread out the whole area. But if dedicated for kids one I think is the only one. They are extended, not to say very small though...

Other gardens are more for exercise equipments..

It is stated in DMC on what can be done and what cannot be done. Anyhow, all your renovations must go through the reviewing process by EM anyway.. RM 5k deposit for wet work..
