I can say still got demand in Cyberjaya at the correct pricing.
Investors will still fight to buy.

Here example:

Another example of when price drop too cheap.
Will go beyond previous previous round pricing (where nobody is interested months ago).


Cyberia penthouse duplex unit.
Bumi lot and double transfer required.

Sold at 265k.

Last month can win unchallenged at 212k but nobody interested.
2 months ago can win unchallenged at 236k but nobody interested.
3 months ago can win unchallenged at 262k but nobody interested.

Wait 800sqft rental at RM1000 same price like studio size unit in Cyberjaya?

Studio from still new project such as Kanvas, Third Avenue going for RM1200 (furnish).
Yeah is hard to find basic studio unit coz most people will just furnish up such small size unit.
So just assume basic studio unit at RM1000.

And you are getting almost double the size at the same price?

Closest to MRT station is actually SkyPark. Newly completed.
Not this station but the other Cyberjaya MRT station.
Is just located doorstep away.

Same like The Place, both projects under the same developer: MCT. One of the xblh pakai or trusted developer in the market currently.

And to have 2 projects located nearby to 2 of the Cyberjaya MRT stations must be something the developer must have done to pull the stations there.

You need to have more cash in hand. Due to paying MOT twice (once for the ex-owner, and once for yourself).
And also for the time extension coz you are not able to complete the transfer within the required 90 days. Will incur penalty. Unless very very rare cases where bank granted extension without the need to pay any penalty.
