Depends how much budget you have. If ownstay can consider dmelor, older condo but big build up. Very low density and walking distance to dpulze mall. This location is one of the best.

If tram ever come to cyberjaya, quite sure to have it nearby coz they will cover dpulze area.

Carry home pay or gross?
Depends also if u have other existing loans, if don't have other loan, then I suggest go for max 300k loan (roughly 1.5k loan). U need the balance of your pay for other expenses and savings.

If u have plenty of cash in bank that u won't get easily stressed even when no income. Then can easily stretch loan to 500k. So how much u can pay for the differential sum is up to u. U can buy 1 million prop by paying 500k cash and 500k loan.

If u don't mind small unit, then check out cybersquare. If u want bigger unit, suggest to try cyberia. Old but it's the cheapest around.

I think u can expect something like that by bookxcess in tamarind sq, and it will be 24hours store.

Single storey landed? If you can accept single storey then can look at Taman Pinggiran Cyber. Or check out MCT's Cybersouth for the townhouse. Both are leasehold.
Else explore a bit on Putra Perdana which is on Puchong side for subsale.

If double storey landed and freehold in Cyberjata, expect to pay 800k+ and above.

why? i think majority is quite common which u can find almost everywhere... except for Setia Eco Glades

New projects only? Or u don't mind subsale?
If new look for Aspire Residence, or for subsale can consider Serin residence or mirage by the lake for around your budget. Those units r about 1000sqft, not pigeon hole and I think min of this size is more suitable for own stay.

9xx sqft and 11xx sqft can get within 500k.

construction on going for CUCMS only at the moment. And looks like it will be developed by HCK group instead of BND moving forward. I believe they will alter the master plan too.

Well I do agree with your point on Cyberjaya. No offence, but it's a bit of insulting others if we start saying their area is not livable. It's individuals choice n lifestyle. Let's focus on the good and bad of cyberjaya but not criticize other township.

Not all cyberjaya purchaser will agree with hardcore fans too. Some purchase to make quick bucks, and disappointed with the returns. Some just buy for long term as they can see the future of cyberjaya. Some just don't care about returns because they just love the way cyberjaya is being developed. We know it's different and unique in its own way.

So just sit back and enjoy your wonderful lifestyle here. We all do our part to share the livelihood of the place and hope others will see it too one day.
