Auction/ lelong house problem, Owner refuse to leave

Hi, I'm first time auctioner. Planning to bid for a landed house but currently the house is tenanted. I worried after won the bid but the previous owner refuse to leave. What can I do if to the worst case I raise distress order and the owner still refuse to leave ? Anyone can share your experience to solve this kind of issue?

I would firstly try to talk to them nicely. Give them some time to move out, maybe even promise to pay them a certain sum upon them handing over vacant possession without ruining the house.
But if that fails, you will have to obtain an eviction order from the court, not a distress order.
With an eviction order, they will have to move out otherwise you can go for enforcement which includes contempt proceedings.

The above advise is correct. No worries. And since it is tenanted, not the owner stay himself, it will be easier. Tenant is not as hard as the owner to move out.
Few strategies to be used 1. Once won the unit, go to the house, inform nicely to the existing tenant to move out. Or if u wish to rent it to them, just update your rate etc see whether they agree to continue or not
2. If they have trouble moving out, try arrange new accommodation for them. Pay for lorries or the deposit for new place
3. If die2 dont want move out, use court order. Iinm 120days notice before they will be forced to move out.

lawyer will issue eviction order, then police will come to deal wit it.
you need pay extra $$$
