I would firstly try to talk to them nicely. Give them some time to move out, maybe even promise to pay them a certain sum upon them handing over vacant possession without ruining the house.

But if that fails, you will have to obtain an eviction order from the court, not a distress order.

With an eviction order, they will have to move out otherwise you can go for enforcement which includes contempt proceedings.
