If anyone has experienced in this,
After my condo unit is rented out, the security personnel is blocking me from using condo facilities such as the gym and pool.
Read somewhere that tenancy agreement *transfers ownership or rights to use facilities to the tenant.
But does it prohibit usage of facilities by the owners ?

Thoughts anyone ? thanks ....

of course lah...after rented out, owners no more entitled to use facilities as priviledges "transferred" to tenants.

If the rules stated in the house-rule then you have to abide. If no then you can ask them which law they follow.

thanks nookie, kumhoo,
Was wondering what other forummers encountered/experience with their condos for the same situation.
Wish my JMB gives some leeway for usage of facilities, not that we're going to abuse it.

you can register yourself as visitor. ask the tenant to company you and show his resident card when register to use the facilities. House rules usually allow each resident to bring 4-6 visitors /quests. JMB/MC can lower the number of quests but need to go thru agm/egm but i don't think owners will agreed as this will affect them too eg fren, children and relatives visiting them. however the above is only applicable to weekday only . weekend not allow quests to use facilities.

Just retain 1 access card to yourself. Problem solved.

some condo require to show resident card (with photo) not the access card. some need both
low end condo maybe still ok to use old remain card to use facilities .
some condo will cancel old remaining access card/resident card when tenant apply to move in and show them the tenancy agreement. move in/ move out have to apply in advance

some condo also limit total number of cards, usually 2 cards for larger room, 1 card for small room. most time, tenant will apply to the max.

For my case specifically, I still have an access card, and can enter the gym (or other facilities for example).
But the security guard will come and *mildy* harass me saying owners of tenanted units can't come and use the facilities.
I'm not being judgmental, but feels like they are just demonstrating their power as security guards to have control over residents & owners.

For now, It is not a rule gazetted by the JMB and is not on any notice / rule book. Am trying to seek clarification from the JMB but no replies yet.

The requirement is so stringent? Which residency you are referring to?

Technically speaking, you can't. Your privileges is transferred to the tenant once rented out, especially if you rent out the whole unit. But depends on how strict is your condo also, besides, it will be a hassle if you no longer have access to your house, car park, access card to use the facilities.
