I bet there will be more clearer mechanism out later.. Nonetheless, they already extended the membership to all SEH residents, I presume membership is applicable to all the groups you mentioned..

Apartment have own swimming pool and gym that needs to be paid with maintenance fee. Not sure if many will spend additional money for the club house. RSK just launch, not sure if SPS open membership for units under construction.

Sustainability and exclusivity are two contradict matters.. Can't have both together, just can have a balance of it. I presume sooner or later it will be opened to SEH 2 residents as well... brows.gif brows.gif

SPS already announce the membership package. If they allow outsider to have pay per use principle (without any restriction like member's companionship), then will just like slapping its own face kao kao. I wonder how many will join as member if really like that. Better just pay per use.. biggrin.gif biggrin.gif

If based on D'Tempat club house, yearly operating budget is around RM 16 million.. I believe anchor tenant rental is more crucial than the membership fee. They just need more people to visit the club house, be it member of non-member. To sustain the commercial activity within the club house is more important than membership fees.

After the I&P acquisition is completed, SP Setia shall be largest landbank holder in Semenyih I presume... Even larger than Setia Alam landbank I suppose...

SP Setia has grouped Setia Alam and Setia Ecohill / Semenyih landbank together as Central Region 1... rclxms.gif rclxms.gif

Yeap, footfall is important to support the commercial so that they keep on renting the place and support the club house operation..

Matrix actually give FOC membership to the BSS purchasers for 8 years if not mistaken.. I believe D'Tempat club house can sustain till today mostly because of the rental collected from the operators, and of course some subsidy from the Matrix as well...

Why not you contact the sales gallery to request for the floor plan? I doubt if anyone will keep the floorplan for so many units.

SEH 1 from my perception definitely in better location, much closer to all amenities (commercial shops, Tesco, eateries, schools, etc) and nearer to Lekas exit (via Ecohill link) towards KL. Unfortunately all DSL units in SEH 1 already sold off. Now only have the superlink for sale only. Gloris superlink (which is furthest) from the STP is still available and there is 2 years free club house membership for the purchaser and able to access to the Oriental Garden in Precinct 3, might consider as well.

SEH 2 on the other hands have much more choices for you to choose from, ranging from DSL unit to small cluster home. They will be connected to the EcoMajestic Lekas interchange. Soon, the new central park (South Creek) and Adventure Park Bukit Tempurung also the shall be completed and opened soon.

Both has pro and cons, depending on your priority and preference.

What kind of referral program offered by SP Setia currently? 1% cashback?

Do not follow their offer package for some time, so not sure about the referal programm now. Last time phase 1 only have the IRP point.

Horizon residence is individual title, with DMC, means SP Setia will still handle the management after VP.

SEH 2 units those already released for sale shall be individual title as well, but no DMC signed. This means SP Setia shall handover the precinct to the residents association normally after 6-12 months VP. Only EcoMajestic is truly strata title.

For those with DMC, SP Setia will review your renovation plan. Approval is required before renovation is done. Anything that can drastically changing the façade is not allowed. But normally won't be as strict as Strata Title.

One Park is not connected directly to any highway, and it is an isolated pocket development not a township development.

Kajang East might be more applicable for comparison with One Park. Normally people only will consider SEH or EM only, as they stands in different category.
