Berlian Setapak is a standalone, different project than other PV Danau Kota projects.

33-storey one block with 228 units only.

It was previewed this weekend.

I can guarantee that 905 sqft sure sapu first.. less than 40 units... majority over 1k sqft...

at least better than htc, shyt ponds, cemeteries neighbor product lo, theoretically good for so called own stay. But the jam + no lrt/mrt=kinda gg for so called own stay as well.

Yes I always did that, from 12 floor apartment, cont pass by Setapak Green and cont to bulatan Pahang. Last time I turn into Titiwangsa (below duke highway) but start from this year lots of driver use that road too bye.gif badly

I think duke 2 would make it worse since it will connect to jalan tun razak. Like right now once u pass jalan pahang the traffic is less

You serious? You check the map location or not?

There is no LRT nearby or future MRT1 or MRT2. Nearest will be LRT Wangsa Maju. Or Titiwangsa LRT/Monorail which requires 3-5km of driving.

My first thought is this berlian project since this banner is hanging on the green construction zinc panel.

But since that is wrong, i'll have to wait for the deceloper to hang the real project banner

Managed to get some info from an agent for this property

maintenance fee is RM0.33psf including sinking fund, feels expensive but on the other hand, the whole project is only over 200 units.

for Type A 900sqft only comes with 1 car park not sure about other unit type, additional car park will be RM25k.

But dont think is viable for investment cited there are too many highrise around the area include those under-con / yet to launch project.

I went to the area before as I used to stay in Setapak.
The place is actually closer to Jalan Gombak, rather than Setapak per se.
Setapak I meant places like Jln Genting Klang, Danau Kota, Air Panas there.

For own stay might be better, as closed to school, amenities, etc.
But for investment, might not be so great, as many nearby high-rise development, including few RumahWIP projects along Jalan Gombak,

Single bidder won unchallenged.
Brand new unit.
