While as a buyer, also one who considering Sky as well, definitely I would like more discount.

But as a developer, I think you need to protect your existing buyers too. If poor take up rates, means it's poor pricing/ planning from developer. Of course can argue external factors, but then again, once too often, people will not have confidence buying from you anymore.

IOI have good holding power, see Le Cruise already built till very high but still not launch yet; and Sky is signature project in Puchong, don't think developer will slash price so much.

By the way, standard units rebate is 12% & can up to 15.5% only (if face west, 3A/13A units or floor).

Those say 20% probably is add-on "Buy now pay later" scheme of 3-8%, but this percentage not really free for you lah, you still need to gradually pay or 1 lump sum pay full at your fifth year by the way.

Yeah I'm ok with Sky, but yet I think with current over supply etc, IOI still standing so firm on the pricing. I'll still wait and see

IOI need to learn from YTL to sell the leftover unit...skyz is nice but just too expensive. Ytl sell fennel rm700k for 10 units then 720k for next 20 units and after tha 730k for 10 units followed by 740k for 10 units...first come first serve same price for all floors!!! hooolah 50 units sold! Sold easily 100k below nett launching price with readily move in condition..saving interest from loan durinh construction period plus give additional carpark now than early buyer. To all early buyers...two words..Bang Head! To developer, clear old stocks! Jualan Murah!!!

Willing seller, willing buyer.

Is due to the market situation.
When lauching in 2013-2014. BBB era. Property peak price.
Today 2019 is property slump era.

Normally developer hold units to resell upon VP at a higher price. But not able to do so in today's market.
So no choice but to dispose coz by not disposing out, each units developer need to fork out the unit's monthly maintenance fees and sinking fund.

Ya, currently is buyer market, so many rebate and free legal fees things around. Once demand and supply back to balance, then price will going up again.

As we can see the trend after 2008 drop till cannot drop and revive back from 2009 to 2012 is bbb hyper era, then 2016 price went to the peak and started drop/ maintain till now. So I think this 2 years are best to get 1 before the cycle start flying up again. Some expert I listen from seminar forecast on year 2025 Malaysia market could be in a much better state than now.
