So those who cannot save up or borrow that 30k, they will just have to buy sub-sale property la. Not financially strong enough to have 30k cash maybe rent somewhere else first also can.

Advice to everyone. Apply straight through developer easier. Just do online submission via rumahwip website. Everything else through developer. If they collect booking fees, PAY. seriously you will know later on that paying will secure you a unit (if you pass all DBKL assessment).

I went to the developer office at Seri Petaling just now to ask about this project but the staff there told me to do everything thru Rumawip website and doesn't seems want to entertain me. sad.gif Anyone get notify by developer / DBKL ?

if developer confirm not receiving booking and ask u apply via rumawip website, u do not need to pay booking until u got approved/ contacted by developer.

dbkl will not ask you to pay deposit/booking fee (not like developer, especially AK asking 15k some more).

try call rumawip putrajaya office for confirmation, 03-8892 3633 / 03-8892 3634. i found they are easy going and happy to check our application status.

edit: better call developer and confirm are they receiving book/application or apply at rumawip website only

Yes depends on developer.

Like Aset Kayamas, RM15k booking fees required. Those didn't pay end up did not get a unit even though you apply earlier and qualify.

But like Berjaya (Residensi Lanai), no need booking fees. Only when qualify for balloting they ask for RM5k booking.

Anyhow, you are required to have 10% cash in hand regardless whether you want to go for 100% or 90% loan.

Is up to you to believe or not. but this is true story. not assumption. not make up.
booking fees will get you a unit (provided you pass the dbkl selection also). if you paid late also won't get a unit. meaning that you paid booking at application number 500 but allocated unit only got 400. you won't get it.

Trust me if your friend is among the early batch who paid the booking, he/she will get it. just don't fail the dbkl selection. I know a lot of people bluff and cheat.

And another thing. Gembira 737 or Happy Garden got call me before. saying if paid booking fees now you get priority to choose unit. if first paid first number. same provided you pass dbkl selection.

been to sky awani 2 selection before. is first queue first able to choose unit. can overnight queue up. so balloting to get random unit is not true. is all depends on how the developer want to conduct it. developer has the final say. dbkl is just to screen your profile. that's all.

It's a really good location next to the WCT project..
A WCT condo will be built next to it if I'm not wrong, choose the units overseeing Sri Petaling landed house is the best, else will see the MEX traffic bottlenecks

Applied this in Feb and submitted doc a week before deadline but until now still layak diproses only. Dunno what goes wrong. Call Putrajaya, they said just wait, if doc not complete, developer will call. Call developer, they said hv to ask Putrajaya, they getvthe doc from Putrajaya. Maybe my doc being thrown away by the Putrajaya staff...

1) low density 272 units
2) 3 levels of carpark, gooding... no 1 worry to get super high level cp like 7.

Cons:
1) LH?

I called the developer to ask if this property have guard house or not since the specification only mention kawasan kediaman berpagar. Then a lady told me no guard house. This can be discussed with the committee in the later time. I have registered for this property but now have to think twice again....

OK, just came back from the preview.
The developer representative said guard house will be built AFTER the completion of the project development. Exactly when is that "after" timing, no idea.

1 car park, whether it's covered or open-air, depends on the unit you have been selected by ballot.

2 entrances. The permanent entrance shall be from the highway, also slated to be built some time after the project completion. However, the temporary entrance via the "Roast Duck" van shall be the functional entrance at the beginning.

This is RUMAWIP hence I don't think there's point to talk about investment potential about this property, whether it's a low-cost or not is besides the point. At least not at this moment. Let the young generation have a chance to own a home for own stay.

Oh yeah, developer absorbs the SPA legal fees and stamp duty, and MOT fees. So the buyer shall pay the RM30K upfront cash deposit (3K being upfront booking fees on the day of balloting and then balance within 30 days upon signing of the SPA), that's all.

OK, just came back from the preview.
The developer representative said guard house will be built AFTER the completion of the project development. Exactly when is that "after" timing, no idea.

1 car park, whether it's covered or open-air, depends on the unit you have been selected by ballot.

2 entrances. The permanent entrance shall be from the highway, also slated to be built some time after the project completion. However, the temporary entrance via the "Roast Duck" van shall be the functional entrance at the beginning.

This is RUMAWIP hence I don't think there's point to talk about investment potential about this property, whether it's a low-cost or not is besides the point. At least not at this moment. Let the young generation have a chance to own a home for own stay.

Oh yeah, developer absorbs the SPA legal fees and stamp duty, and MOT fees. So the buyer shall pay the RM30K upfront cash deposit (3K being upfront booking fees on the day of balloting and then balance within 30 days upon signing of the SPA), that's all.

Anyone collected the offer letter from developer at sri petaling? Just got sms and email notice yesterday to collect but balloting on 11 Apr, so rushing... wonder can I get the offer letter from them on balloting day at Putrajaya 🤔🤔🤔... Anyone has any thoughts?

No need get offer letter from developer. They don't even have it. It will be offered once unit chosen after balloting next Tuesday at putrajaya

hmmm...interesting concept on the balloting but i guess will backfire them in the end.
only those bad units left and end up nobody wants unless they throw in extra such as furnishing or extra car park, if not hard to sell. rumahwip all the same price.

Just checked with lawyer, Car park is A1...may i know the lowest car park is which level? and what is the priority? A > A1 > B > B1 ???? anyone know the car park sequence

Although no flood happens on the terrace housing roads (I'm living nearby for the past 15 years), but don't be too sure about underground parking for new developments. If developer don't do the drainage properly in there, floods remains a possibility.

then do u think jalan ampang will flood? i worked in citibank before, everytime raining, there will be announcement asking all the owner to drive their car out from basement...

From the looks of this, car parks are at elevated levels all above G.
There's no basement car parks for this development.
Might not worry so much about major flooding here, but maybe water pools which might inconvenient owners from entering/exiting their cars without stepping into those water pools in car park after a heavy downpour.

yes 90% for my case.

Btw, just heard from the developer that they r going to open for application again as some loan rejected units and available units yet to fully filled.

I guess still got 60% to be filled.

4.35% is great..
I wonder if I can refinance my loan at this rate or not, lol.
My house loaned at RM140K, at 4.5%, 3 years back! And the interest rate was up and down a few times due to the OPR by Bank Negara.

I can recommend you personnel from Ambank and RHB. but then again if the your profile is not strong enough, no banker will be able to help your case. Meaning your DSR burst (too high) to take the loan. To proof you have additional income, required 6 months (some even stated 12 months) of consistent addition of that income.

as mentioned in alot of rumawip threads... including this one... its faster to apply through agent/developer.... apply thru putrajaya... dunno how long only get response... once u get response from them... maybe the project sold out already....

Just spoke to them. They asked me to submit to Putrajaya directly. They also mentioned there would be a second launch of this project in the near future as they are left with 100+ units unsold.

Managed to call the developer. According to them, they will call all successful applicants for 2nd round of balloting after Raya. would be great if anyone can share info on which units are available. I am hoping to get a unit facing north and closer to the OUG neighbourhood (as opposed to MEX highway).

Yes. last month the developer want to refund to all buyers of WALTZ and force them to sign a document to allow the developers to drop the whole project (paradigm city). but less than 90% signed. SO, the developer can't cancel it now.

but the issue still pending...

Do you know what is the reason that developer want to drop its project? Erm like that macam ada conflict. so if developer insist or the location wont be there, eventually it is anyhow will cancel. Either buyers force to accept the refund or its project change to other location?

You can check out Waltz residence thread. A lot of things is uncertain because buyers and developer can't reached agreement. So, developer have to follow what is being signed.

Yes, go their sale gallery and ask what is happening now. I am keen to know although I already gave up rimbunan also due to this .

Yes. freehold sound important due to 10 years couldn't sell. Location also good, near Pavillion Bukit jalil and maybe paradigm city mall.

Oh are you one of the buyer? I think most of the buyers are Chinese according to the developer since this area is chinese majority area.

It is good to hear that they are open to Bumis buyer, as the resident population races might be dynamic enough.

they allocate 50% for bumis and 50% for non bumis.

The 50% slot is almost fully taken by Non Bumis, while the other 50% is reserved for Bumis- but was not fully taken yet (about 30 units taken only so far).

So there will be a 3rd balloting session for those bumis.

Hi, did you appoint your own lawyer for your S&P signing? because I was told I had to use the developer's lawyer for the S&P agreement...

When I called the lawyer's office to ask about my SPA, apparently they were told to hold my SPA first along with a few other applicants, they needed to amend the SPA to remove 'aluminium frame sliding glass door' from the building description..since our units don't have a balcony...
I found it funny though that they realise it only now as i'm not the first batch of applicants..my two cents...

as far as we are aware of the Paradigm project has been on hold indefinitely for now since WCT has been acquired by Malton....as you can see the Paradigm construction site there rumput also growing already

Hope paradigm oug still carry out, as its benefits ppl here for shopping and appreciation. BUT not the residence blocking rimbunan

Just my own estimation, neither way, the residence will somehow blocking the view. But looking at good side, they will help absorb all the west sun heat (in return quite Yin, for unit over that facing). As Rimbunan gonna finish in 2/3 years soon. The residence if carry out will be few year later, for such large project, noise and air pollution is unavoidable.

Wow! Nice concept drawings!

I would be extremely surprised though if they decided to build a third Pavilion megamall just 2 km from Pavilion 2 in Bukit Jalil. I already think the Pavilion 2 megaproject is a pretty gutsy move. A second one "just across the street" would be insane. But I would be happy to see it happen. And very, very happy to not be one of the Investors in the project:-)

Thursday have go to developer pay deposits they mention above correct but we still need to bank lawyer fees .

haha finally I decide choose level 6 .Carpark in front of my house still can see my car not bad.I buy tis house for my retired if stay L19 I scare I can't climb if really lift break down .
Leaking issue I think JMB will settle ,but on that time must hope they service can be fast .

Yes I believe although any leak would fall under the responsibility of JMB, however lets not forget whether it can be repaired or not depends on the JMB fund availability, which ultimately depending on tenants payment. If there are any tenants who somehow come up with some excuses which we dont understand why are they not paying then we are doomed...


note: by the way we have received several requests to join the Rimbunan FB group however they did not mention the unit number, please do answer the verification questions in order to confirm you are the geniune owner of rimbunan ya otherwise your request will not be entertained.

Based on the progress i'm seeing, it takes 2 month to build 4 floors. End of this month should complete 8 floor excluding the car park.
So based on my calculation it should take another 6 month to build to 19th floor.

You are right we only pay for loan documents and stamp duty on the loan documentation right?

May I know how much estimate is your legal fee please? Because my friend is 4k+ and mine is 6k.

I know different lawyer firm charge differently...just wanna know what is the average. thanks..

any buyers here?

i got my keys today. sad to say horrible process in getting keys.
no access cards cause guard house not ready. drove up to parking, can see worker still painting walls outside. my parking floor (A2) got no access to the lift, have to walk up or walk down the ramp to the lift.

from the lift, the corridor to your unit, is a bare finish floor. concrete floor with no tiles.

master bathroom is horribly small! so so so so ridiculously small that the other toilet is bigger than the master bath. i also dont understand.

worst part is from signing s&p till now, cant get a detailed drawing on my unit. they only gave the drawing for general size. i cant tell you how big the master bathroom is in sq ft. when i asked for it, they ask me to contact architect. wtf.

Most rumawip corridor is not tiled. Maybe it’s just your rumawip that did not provide you with the measurement.

For keys collection, they instructed me to go to BANDAR BARU SERI PETALING SALES GALLERY. Is it correct?
From there, got 1 person will accompany me go to the project site to check my unit?

yea bandar baru seri petaling, level 1. its opposite the store.

they will brief you for 10 minutes and give you the keys to go and inspect the unit by yourself.
stick stickers and fill up form and send it in lol.

Yes i agree with you on all the points.
Luckily my parking is located at level B. All B level got lift. A level need to use stairs to get to the lift.

Cement corridor. Expected for rumahwip project I guess. But the worse sight is actually the SYABAS water meter located outside. It is so weird placement.

Unit layout is weird too. Long foyer area. Confirm will not be able to fit any normal shoe cabinets.
Big living area. But on the other hand, you get smaller room size. Master room is very small. Master toilet is worse. Is crazy tight space.

Guardhouse and car park access system still not yet ready. Still work in progress.
The only good thing is they waive 12 months maintenance fees. FOC. Great. thumbup.gif

Yes. Not just title issued out by developer. But the owner must complete the perfection done.
Then only will be open. No longer got bumi lot. Non bumi also can buy.

Base on bank valuation. Under CIMB.
But anyway, it doesn’t matter I guess. The lelong market will determine the demand price here. If ppl feel it is still expensive then price will drop further after this. But if ppl feel it is undervalue, then ppl will fight in bid war. Remember the nearby rumahwip Lanai Residence lelong unit? End up at 400K+.

Are you an agent? haha. Remember in any auction / lelong house to check on the property or ask people who live there. Don't blindly buy lah, it's not RM 1 only with pandemic going on and people are going bankrupt. It's odd that the house sold at 300k years back ( just google for residensiwilayah - Residensi Rimbunan Petaling) suddenly on LELONG add another 20k? Isn't it for auction supposed to be cheaper?

Relax chill. It is always willing seller willing buyer. Anyway, yet to reach the auction date. So it is still unknown whether got buyer willing to grab at that price.

If no bidder, the bank will drop price by at least 10% and auction again in Mac.

This Residensi Rimbunan is RUMAWIP right? So it's bound to 10 years policy? Usually under RUMAWIP ONLY AFTER 10 YEARS can be sold right? If it goes to auction, the same policy would apply too?

Banks are allow to auction to recover outstanding loan irrespective. They are chargee and not owner.

Subsequent buyer is bound by tnc of the original purchase unless there is a waiver.

Just checked with the managament the outstanding statement it's rm 1+++. Is it worth to fork still as we need to recover itself? Plus read the reviews on Google not a good sight though. If anyone knows any flat / apt / condo on auction nearby let me know. I think I've to give it a pass
