Any of Scenaria owner here?
Mind to share about your opinion about this condominium?

I went to see one of the sub-sales unit facing kepong early before, and i must to said i'm very very impress with this project with the effort of landscaping, and it is very windy even it is afternoon 3pm when i visited there.
Agent offer me 1,019sf unit for RM630k, is that worth-able?
I'm buying for own-stay.

I think I have seen much cheaper price listing at iproperty. Then again it may be different floors different price.

Can try to shop around first. Many owners releasing at quite reasonable prices.

my friend bought a unit there and i visited twice
mind you the assess is quite bad though if u coming from mont kiara
the old kampung area and narrow single landed road easily causing massive jam during peak hour
no nearby commercial center , need to drive short distance so for some maybe not so convenient
otherwise , the unit is top notch
not much defect
facility so so , only swimming pool m badminton court , gym , bbq pit and some jungle track --> which i found the jungle track pretty uselsss
security is very strict , outsider cannot simply come in and every car coming the guard will verify with owner before letting in
the environment is very quiet , peaceful
although there is large morning alarm nearby , but basically you cant hear anything
majority i saw are chinese population staying there

I visited there on sunday, looks peaceful and of course least traffic.
I shall pay a visit on weekdays after work then bruce.gif

Facilities wise, thats more than enough for me, and the windly jungle track is actually the things attract me the most smile.gif
Your sharing definitely help me lots. Any others concern i should take note of?

I just wonder why so much ppl throwing out their unit at very least price also RM630k for a thousand sqft unit at segamut dalam worth it?

morning& evening sure need to jam for awhile from jalan segambut dalam till garden international school if you go or back from KL, if you work in PJ and taking LDP will be less jam.

Depends on unit size. I see some units going at 580k, then of course the higher the floor the more expensive it is. Hope you'll find your new home soon smile.gif

Typical UOA punya dna clones....

Good built quality but hardly any WOW factor...fewer defects...

Very ordinary facilities..some said not good enuf other said good to keep the maintenance low.

Generally not the bestest value buy...but good buy.

Typical UOA is the right word. Boring and no positive surprise but no negative surprise also. Quality wise can be assured and if u ok with the location and access. Price is reasonable.

Earliest batch owners some of them bought with attractive rebate and dibs thus can afford to sell at current prices

I assume that those owner with minimal holding power start throwing with the very least price, as rental yield is too low to maintain this property. Sad fact is, even you throw rental price low low also hard get tenant at this area. Just 2 cents.

By the way i keen to know what is the 'surprise' your guys usually expect from a property, especially the new project. Hope u dont mind sharing with me smile.gif

Some condo do give u wow when u first time walk in n got ur keys. The material , the design , the landscape , the facilities etc etc. Some just meh n plain boring.

Not really. There are condo with small units well below 500k also gave buyers positive surprise.

I would say...the less info released to buyers (incl brochures, words of mouth from SA, scale models, slices) the better the "surprise" factors.

like EW.....overpromised......buyers hopes risen up.....when VP.....the surprise factor usually diminishing lioa.

Auction unit less than 500k can get, many Uxa project auction recently, Desa grexn got also..I think mainly due to their huge discount sales package attract many buyer without holding power

Of course. The just auction unit (lowest floor with extra sqft) sold at 579k.
SPA pricing for that unit is at 843k. After rebate I guess let's say minus 20% is 674k. This is the estimated price the owner bought the unit 3-4 years ago and taking bank loan.
Today making a loss of 100k. Yet to take into account payment for progressive interest (if any).

As to your question, developer unit today will not be selling the same price like early bird pricing and the rebate will not be as big as 20%.

Random coincident that a unit beside this sold unit is now available in lelong market as well. Different owner.

Reserve price RM527,525

Get it at reserve price now. See the above unit for a good example why and what happen then.

i am looking for the 1019sqft ones... but a lot are selling above 600k and some only 1 carpark which is just sad...

those people thought it will be like mont kiara life there, lotsa expats walking along the street, and actually its sandwiched between kampung segambut + Tmn Sri Sinar, only can see ah beng and kampong boys, thats why they regret.

According to my sister's friend who's staying in Scenaria with her hubby, she mentioned that the management is very proactive, but the crowd in the condo leaves a lot to be desired. She bumped into China dolls and Thai/Viet girls along with the uncivilised Kepong kakis staying there.

Probably will need a few more years for that area to be developed before more mid to high-income people start moving in. An agent stationed at the United Point @ Kepong sales gallery even pointed that out and said that the house prices there will remain stagnant for some time.

Drove around there a few times for the past month and started seeing more cars parked along the roadside. Not surprised if a number of them are Scenaria owners/tenants coz I recall that most of the 1,019sf units only come with 1 cp, so those who own more than 1 car will have to park their extra cars outside. Plus have to share with the apartment owners nearby some more.

It's a pity, though, coz with Villa Crystal, Suria, Anjali and Royalle Condo nearby, it would've been a nice area to live in.

Accessbility issue at this location. Really bad. MRT1 or 2 not coming here so the ease of transportation will not be improve soon. With number of supply coming in at better location, condo value here not only stagnant but expected to drop further in prices.

That's true, and when you factor in Villa Crystal's smallest unit (1,155sf) which is priced nearly similar to Scenaria's smallest unit at 1,019sf and comes with 2 cp for the former, most buyers going for subsale units will surely gravitate towards the former more than the latter. Not to mention that it is less dense than the latter.

Pity that the road going to these condos is narrow and isn't helped by the indiscriminate side parking.

OK for most of your info, most of the smallest unit did comes with 2 CP, for 1st batch buyers developer did offer only RM10K to purchase the 2nd CP, 2nd batch is RM15K, then the last batch are all 2CP (smallest unit) as developer already adjusted the selling price.

Those unit which have only 1CP are those "kedekut" investor which not willing to fork out another 10-15K.

Hope i can clear the air here.

That just means that originally, the smallest units come with 1 cp, with the option to purchase a 2nd one at a certain price, and the last batch are given 2 cps out of the box.

If you look at the listings on iproperty and propertyguru for this condo, you'll see a lot of these units with 1 cps on sale with a few units with 2 cps in between. Must be a lot of investors bought these units either to flip or for short-term rental but didn't pan out according to plan so forced to sell them.

Dear all sifu, recently saw FB post about Scanaria landed selling at 1.9mil, been thinking whether it's a worth buy.

Paid a visit to the landed unit and it's really nice with good furnishing. However, location wise is the downside.

You mean their link villas?

As for the location itself, it depends if you like the surroundings or not, or its accessibility. The downside for the latter is that Jln Segambut isn't properly complete yet and you'll have to rely on a narrow 2-lane road to reach Jln Lang Emas onwards. It isn't helped by the fact that the Federal Territories Ministry relegated the Jln Segambut upgrade to the backburner as Khalid Samad cited that it isn't a top priority and the traffic conditions there is tolerable for the time being.

Do you have any preferred location in mind? I only know of another project which includes link-villas together with their high-rise component, Saville @ The Park in Pantai/Bangsar South. Maybe you can visit that place and see if its good or not?

I went to look at their landed offerings, layout is conventional, finishing is typical UOA. Price 1.7m for 3 storey link which is Bandar Utama pricing but this one built up much bigger 4000sf plus if I recall well.

Agree accessibility is poor but the ambience inside the gated community after passing he guardhouse is pleasant. Sharing facilities with condo owners bring down the exclusivity for sure and the inner row units were all snapped up. The developer units left are backing to the main road unfortunately.

I don't see any problem with sharing facilities between the link villas and the condo residents. At least you can use them since you paid for it via maintenance fees.

Try comparing that to the other GnG landed houses in the vicinity where I'm sure they do not have much facilities (maybe a playground at most). And if you want to go to the gym or the pool, you'll definitely need to drive out and pay extra for a membership fee for a clubhouse which provides them on top of the maintenance fees for the latter case.

You have a point there. Maybe this is just subjective as I don’t like the idea of sharing facilities with too many people (by many I mean in the thousands as the condo units are in the hundreds).

Outstanding management fees and assessmenr tax (cukai taksiran) is borned by the auction bank.
Only utility cannot claim. Wont be much coz is a virgin condition unit. Maybe just minimum monthly water billing.

Coz if they used back their name, of course not able to get loan approval due to CCRIS already tarnished by not paying the current loan installment.

Didn't know there are many 1,262sf units ending up in the auction. Thought buyers of those unit sizes are mostly own-stayers with only a handful of investors. Unless a lot of investors also bought this type of unit. hmm.gif

yes but "if know earlier" then save money. can always see people panic bid for various reason in auction. always wanna wait another round then bid past last round RP
