Auction unit less than 500k can get, many Uxa project auction recently, Desa grexn got also..I think mainly due to their huge discount sales package attract many buyer without holding power

Yeah low entry scheme tend to attract so called investors, without doing due diligence and consider risk assessment. Anyway 500k will be good buy though.

I'm actually looking for a unit in Scenaria these few weeks for own stay.

Can look into it if it is a good buy.

anyway, central residence sg besi also many units fallen into auction now. freehold as well.
for scenaria, can always wait for the next unit to fall.

you should try witness mega auction held on Saturday. you will be surprise still got many rich ppl around. bumi investors also a lot now.
if the unit sold below the outstanding loan amount, the owner will still be blacklisted and bank will still chase the owner for the remaining balance. that unit still sold below purchase price. so i guess bad luck to the owner and also to the bank.

is auction price very low compared to developer unit?
maybe save some entry costs and the hassle of going through auction

Of course. The just auction unit (lowest floor with extra sqft) sold at 579k.
SPA pricing for that unit is at 843k. After rebate I guess let's say minus 20% is 674k. This is the estimated price the owner bought the unit 3-4 years ago and taking bank loan.
Today making a loss of 100k. Yet to take into account payment for progressive interest (if any).

As to your question, developer unit today will not be selling the same price like early bird pricing and the rebate will not be as big as 20%.
