Any of Scenaria owner here?
Mind to share about your opinion about this condominium?

I went to see one of the sub-sales unit facing kepong early before, and i must to said i'm very very impress with this project with the effort of landscaping, and it is very windy even it is afternoon 3pm when i visited there.
Agent offer me 1,019sf unit for RM630k, is that worth-able?
I'm buying for own-stay.

I think I have seen much cheaper price listing at iproperty. Then again it may be different floors different price.

Can try to shop around first. Many owners releasing at quite reasonable prices.

my friend bought a unit there and i visited twice
mind you the assess is quite bad though if u coming from mont kiara
the old kampung area and narrow single landed road easily causing massive jam during peak hour
no nearby commercial center , need to drive short distance so for some maybe not so convenient
otherwise , the unit is top notch
not much defect
facility so so , only swimming pool m badminton court , gym , bbq pit and some jungle track --> which i found the jungle track pretty uselsss
security is very strict , outsider cannot simply come in and every car coming the guard will verify with owner before letting in
the environment is very quiet , peaceful
although there is large morning alarm nearby , but basically you cant hear anything
majority i saw are chinese population staying there

I visited there on sunday, looks peaceful and of course least traffic.
I shall pay a visit on weekdays after work then bruce.gif

Facilities wise, thats more than enough for me, and the windly jungle track is actually the things attract me the most smile.gif
Your sharing definitely help me lots. Any others concern i should take note of?

I just wonder why so much ppl throwing out their unit at very least price also RM630k for a thousand sqft unit at segamut dalam worth it?

this is not located at Segambut dalam, the exact location is Bukit Segambut & Sri Sinar.

morning& evening sure need to jam for awhile from jalan segambut dalam till garden international school if you go or back from KL, if you work in PJ and taking LDP will be less jam.

Depends on unit size. I see some units going at 580k, then of course the higher the floor the more expensive it is. Hope you'll find your new home soon smile.gif

Typical UOA punya dna clones....

Good built quality but hardly any WOW factor...fewer defects...

Very ordinary facilities..some said not good enuf other said good to keep the maintenance low.

Generally not the bestest value buy...but good buy.

Typical UOA is the right word. Boring and no positive surprise but no negative surprise also. Quality wise can be assured and if u ok with the location and access. Price is reasonable.

Earliest batch owners some of them bought with attractive rebate and dibs thus can afford to sell at current prices

I assume that those owner with minimal holding power start throwing with the very least price, as rental yield is too low to maintain this property. Sad fact is, even you throw rental price low low also hard get tenant at this area. Just 2 cents.

By the way i keen to know what is the 'surprise' your guys usually expect from a property, especially the new project. Hope u dont mind sharing with me smile.gif

Some condo do give u wow when u first time walk in n got ur keys. The material , the design , the landscape , the facilities etc etc. Some just meh n plain boring.

Not really. There are condo with small units well below 500k also gave buyers positive surprise.
