Kind of agree, more so the sociodemographics of Semenyih is still transforming and the matter is complicated by the facts that EM is a brand new township with little population at the very beginning after the handover of the first 2 precints (excluding bungalow lands) this year. Buyers / home stayers needs commercials and infra / amenities / facilities to entice them to move in while the commercials needs the population to convince them to start biz - to a certain extent, chicken and egg situation.

Amyway I would expect up to 30% occupancy for the 1st year after VP.

About the Chinese school in EM, EM is still actively lobbying/ meeting / pursuing etc - whatever you name it with the gov officials. EM is pretty much ready but it's a delicate matter to be resolved at the other end.

My thought is that if after handover if there are still certain parts (which are not the "obligations" of developer) that can be improved further without much cost eg more shrubs, the buyers representatives should discuss it with EM.

I see...I think as part of the improvements process, EM/EW should set a SLA for each escalation so that the buyers would know / expect the max time for resolution.

Understand that only can connect to the residents within own precint and the general msg (says related to the township, to EW etc).

During the apps registration process any particular input that could identify you as which precint's buyer? I don't remember any.
