Hello, any buyer here? For the dual key unit do you guys feel it's good to go? I am worried if the xiamen students are not as much as promised 30k in the coming few years. And the work is so slow. I just visited last month. I can't see any progress

dual key currently selling 270k++, if manage to rent out 1 room at RM600-700 seem like a good bet.

bro, we skip this edi, after calculating, the downpayment quite high. this place needs lots of holding power. quite alot of units here besides Horizon. depending on xiamens students alone , quite high competition with other projects up coming soon.

mmm...well to my own oppinion the surrounding population still very low. and many project building up fast. not to say this place is not good , anything heading south and towards klia is coming up. but as I mentioned earlier, lots of holding power.
population spill over still not there yet. it takes cyberjaya to be like puchong , then only can see this area coming up . this is only my personal judgement as u were asking my oppinion.

for now, country's economy etc is very slow. takes a long time for our new government to recover. and expect our property industry is slow as well.

so overall I maybe wrong. you have to do own research. dont rely on Tom dick Harry oppinion here, bro.
some property guru always said...only those who live that area knows the area potential or not. cheers bro

I cancel my booking. Took back my 2500 booking fees. It's better to avoid students rental after much consideration.

few scenario:

same kampung : prefer to stay together as they grow together from childhood.

same courses : maybe 1st years stay hostel, 2nd year they hookup together as a very close gang.

internet fees, electric, water, facility, equitment, cooking all can shared.

this is how it work in my college life.

I had contact xiamen uni student admission department whether possible they will recruit 30k++ student by future, they said not confirm for that, may be after ten year can get 20K but it is not sure. Currently got 3900+ student already staying their uni hostel and another 7 hostel under construction, they estimate their hostel can accommodate 10k student after few year. Bell suite(4-500unit) +the Olive(6-700unit) + horizon suite(1800++unit) total is around 3100+unit at outside around xiamen, is that possible to get good rental or even rent out after these consideration??Even xiamen not confident can get 30k student but agent very confident can get 30k student

From my opinion, Xiamen University can do well in the future...many Malaysians now are looking into Chinese education, and even looking into Chinese institution in China. Even Japan now is considering to open its university. So look east policy will remain a mover to these areas in Sepang.

their room is small & expensive, cannot choose roommate, if anything spoiled, need to pay theirself to fix it, their food in fridge always get stolen, cannot cook.

if i were the student there, i would choose to stay outside. they not poor too.
1) the olive - stay with my course mate and friends, cheapest rental among all , with personal fridge + kitchen to cook.
2) horizon suite - because cheaper rental than bell suites.
3) landed house at surrounding area.
4) bell suite target for KLIA professional worker, it very expensive.

agree with you that worst case rental will be lower for few years, the owner have to prepare to hold it before it turn positive.

Horizon suites just finish sold out Tower A, now selling Tower B. I just bought 1 unit at Tower A, the property staff told me why the development take so long like no progress.

The Horizontal had over take advantages of Sunsuria. They are not suppose to develop any residential lot in this land, it is suppose to be an open car park for the Horizon mall. Some how, they just do it, after Sunsuria finish sold out their soho suites.

Btw, the one i bought is contact with AirAsia (Expedia) for Airbnb purpose. i get 60%, Air asia get 40%. They will manage every thing, including advertising, maintenance, pay utility bills, receptionist, cleaning all sort

hmm.gif i wonder if they going to be direct feeder bus to HVO from KLIA1/KLIA2?

because even they use that ERL, still need to take a 5 minute shutter bus to HVO, so i wonder if they are any arrangement like they did to Mitsui Outlet.(feeder bus)

It’s good to note that while the sentiment among first-time home buyers is not that positive, there are many investors holding a firm belief in the long-term potential of the Malaysian property market.

For instance, Indonesia’s property developer Riyadh Group is to invest US$450 million (RM1.88 billion) into two projects – revamping a mall in Shah Alam and several developments of over 10.35 ha of land in Serenia City, Sepang.

According to an article in TheStar, This will be done via a joint venture with two local firms – Mainstay Holdings Sdn Bhd and Pembinaan Tetap Teguh Sdn Bhd (PTT). Riyadh will hold a 65% stake in the JV.

A look at the two projects




The mall in Shah Alam is pretty empty even if location wise, it’s very accessible and could cater to the working population nearby. The revamp is expected to be completed in six months.

Riyadh Group’s president director, Bally Saputra said that they plan to create a “Little Indonesia†within the mall, featuring popular Indonesian cuisine, and boutiques selling Indonesian clothing designers, among others. The mall will also be renamed “Maha Karya Town Squareâ€.

The second project with a gross development value of RM1.7 bil, is an enhancement of the planned Horizon Village Outlet development in Sepang.

Bally said, “The plans consist of a two-storey premium outlet village and six tower blocks which will house two hotels, high-end serviced apartments, as well as a Riyadh International Islamic Hospital.â€

The article also quoted Bally as saying that entering the Malaysian property market when it was slow was a good opportunity.

He added, “Malaysia also has very good tourist arrivals, and we expect our project based in Sepang, being near the airports, to benefit from this.â€

It’s very common for many new investments into Malaysia to start within the Greater Kuala Lumpur property market scene. This is where most of the action is.

What is important is that once these start to bear fruit, the investments should move into other major cities or towns too.

A slow market represents a great opportunity, this is true. Growth comes slowly, usually. And speculation is rife. This is the reason why developers think 10, 15 and even 20 years ahead when they buy land and build townships.

What’s missing today is a focused development of affordable homes to house as many Malaysian households as possible so that they do not miss out on property investment opportunities.

i got the package of 10%+8% for tower A and B which is the same package when they launch.
they have an option to buy the Airbnb Package which cost around 30k-34k depends on unit type with fully furnish.

i don't think there is a need to even hold 1-2 years after completion. the XMU hostel already renting at 700-800 per room but with conditions for foreigners must live in Uni hostel for first year. so i took 1 airbnb package and another unit for student rental which i think should gives me a good ROI compared to most project outside.

my monthly installment only around 1.2k for both unit, and maintenance fee + sinking fund around RM157.. pretty manageable for investment.

things are a little bit slow now because developers are taking the approach 'wait and see' as the current economic climate is not favourable to the property sector...most likely the worst is yet to come...most developers are waiting to launch their product after September or October 2019...you can see even SP Setia is opening their show lot at KIP Sentral and IOI is building their new commercial area opposite glomac saujana KLIA

That area there are 5 projects that unknown/little knowledge to me

1 so that land is IOI commercial but no final /specific plans/launches right . if one enter saujana klia gate, the land on ur right hmm.gif

I was told by the the agent that this property is newly launch but after reading through all the feedback in this forum seems like the launch was back in end 2017.

If was launch in end 2017 but looking at the development progress, its really slow...

The agent told me that block A sold out and block B left not many, it is true?

Any real buyer here and what was the initial launch date?

The Horizon development is too slow, Olive 99.9% sold out and left 1 unit (2 weeks ago la.). Just imagine that most Olive buyer started to enjoy income from rental and Horizon still selling....

If not mistaken Horizon have 4 Blocks A, B, C and D. They took 2 years+ to sell 2 Blocks (A&B, still selling) and another 2~3 years to sell the remaining 2 blocks. By the time other surrounding development should have completed and Xiamen may completed there remaining Hostel.

Just to add-on HVO and korean beauty mall still Zero progress, if the development is really ON i guess another 5 to 10 years...

Korea mall will start next year's, HVO become prime outlet by HK company and due to MCO, HK company can't sent people over here to redesign the plan. This is what SA told me. You believe?

hi, any news? horizon suites look draining advantage from its surrounding esp from sunsuria and sime darby serenia etc. somehow like sunsuria and serenia paid for the greenery looks for horizon suites.

I went to visit last week, the last block has been fully sold out. Now they are offering another apartment nearby at RM225K even bigger that Horizon suites

parking very full at the shoplot beside Horizontal Suite, i think mostly is resident, only got 1 chinese restaurant selling noodle there.
