dual key currently selling 270k++, if manage to rent out 1 room at RM600-700 seem like a good bet.

few scenario:

same kampung : prefer to stay together as they grow together from childhood.

same courses : maybe 1st years stay hostel, 2nd year they hookup together as a very close gang.

internet fees, electric, water, facility, equitment, cooking all can shared.

this is how it work in my college life.

their room is small & expensive, cannot choose roommate, if anything spoiled, need to pay theirself to fix it, their food in fridge always get stolen, cannot cook.

if i were the student there, i would choose to stay outside. they not poor too.
1) the olive - stay with my course mate and friends, cheapest rental among all , with personal fridge + kitchen to cook.
2) horizon suite - because cheaper rental than bell suites.
3) landed house at surrounding area.
4) bell suite target for KLIA professional worker, it very expensive.

agree with you that worst case rental will be lower for few years, the owner have to prepare to hold it before it turn positive.

korean beauty mall is under sunsuria, they will only decide to proceed if HVO complete.

Hvo just change to indonesia owner, i believe it start to move again, now is super slow progress.

because even they use that ERL, still need to take a 5 minute shutter bus to HVO, so i wonder if they are any arrangement like they did to Mitsui Outlet.(feeder bus)
