a township concept is interesting, but can't imagine the traffic this project will be surrounded by with such high density in the surrounding area (PPR, Skyawani 3 & 4)

I viewed the masterplan in the sales gallery, it seems the access on main road is the same. skyawani 3&4 nearer to the main road & PPR where the HTC is. Edgewood is further inside the township gate after the 2 storey mall.

430k for type A big balcony, 911sf, I think its a good buy.

I like the layout very much but I don't think its good to convert 3 rooms into 3 bedrooms. Maybe the smallest bedroom should be a utility room or study room.

With lake park, I think its suitable for ownstay but just need to remember that edgewood is first phase, within the 5 years to 10 years, there will be constructions around.

What do you think about the accessibility and the surrounding micro environment (especially the PPR area and uncontrolled parking along the main road).
I also think it is okay for own stay but a big no no for investment. Meanwhile i have some doubt on the business park in the master plan.

I think accessibility wise, from outside jalan genting kelang into the township is okay, might have some traffic problem alongside ppr and rumawip like skyawani but developer also built a township entrance boomgate so once enter, traffic might be better.

I heard that only 1 parking slot is provided for each unit at Sky Awani 3 & 4.... the road confirm full of irresponsible parking behaviors....
Also, since the revival of MRT3, any clue on the Ayer Panas station location? I read from some forum saying it is like 400m from Sky Awani (3years ago)

Actually behind both skyawani 3 and 4, skyworld has open carpark for them on the ground floor.

Not saying they won't park beside the road but I think skyworld building a township there and put up a township entrance with boom gate, that kinda shows that they want to give a more premium feels within the township itself.

Bro do you know where the MRT3 station located at? i cant find any empty plot around the area; but saw somewhere that Prasarana had bought the land few years back then (before MRT3 was scrapped)- but i duno where smile.gif

Yeah saw the open carpark in their plan. I asked them about the master plan, targeted to be fully ready in 2030. I guess if looking to buy Edgewood need to consider where your unit is facing.

Yes, that's why if buying the smallest units, they are all facing north and south which is other phases of the township.

If bigger unit then can face towards facility deck or lake park.

I went to the Sales Gallery and was informed that the new MRT Semarak station will be in the current PPR Seri Semarak, the one beside SkyAwani 3.

They have already started selling for phase 1, which is block A. Around 4-5% discounts given, depends to the unit you have chosen and all are bare unit.

Honestly, I like the concept with private lake, recreational areas & commercial shops just within your reach within the township itself. It feels premium to me when compared to other nearby projects. If you are single or just starting a small family, the 911sqft might be suitable for you. But if you want a larger unit to accommodate a bigger family, there are other 1000+sqft options as well. And all these options have its own 6 meter wide balcony. The other key reason I choose Edgewood is because of the wide layout and of course, the balcony.

And I like that their 911sqft unit offers 2 carparks which are not tandem, it's side-by-side. The 1000+sqft comes with 3 carparks (1 tandem + 1 normal carpark).

But my other concern is the no of lift, is it enough to cater 14 units/floor with 4 lifts?

I like the private garden concept as well but by looking at the high density of the project and hard to say it won’t turn to become a public or “semi-private” park if no proper governance to the facilities. But price wise it is still affordable for entry.

Level 7 unit facing outside the lake view should be nice. Not too low level.
Bonus is your car park will be same level as your unit. Mean you do not need to use the lift. Carry stuff also easy as your parking lot will be just in front of your house.
Need to check whether there is direct ramp up. Should be one until mid car park floor level.

Yes you are right. Township like this need proper governance & maintenance. SkySanctuary will also have 2 additional public parks within the area apart from the private park for residence. Hopefully, they will install enough rubbish bin and have enough security guard patrolling, or else people will throw rubbish every where and vandalize the park hahaha. The commercial hub, Square Park is targeted for completion by the end of 2021. I think, they might host public family-friendly events in the area to boost the crowd and market the place, just like how Gamuda Gardens & Elmina did with their township.

Yes is not new. Already got such concept. By skyworld the same developer at the nearby Ascenda Residences and Bennington Residences. Other developers such as Mah Sing also got such unit located at the car park level for their projects.

I’m currently staying in one. But low level unit. Lots of mosquitos. I would definitely prefer slightly higher unit. Better view too and still able to enjoy the convenience to access your car just in front of your house.

I was recommended to units in both blocks since I wanted to compare different unit types with different balcony sizes.

I am afraid I don't have, I just went straight to the sales gallery.

Also, it was 9% rebate, now is 5%. The SA did mention it will change.

Oh i didn't book a unit facing garden cs that time seems like fully booked. I booked facing south(klcc view). But it might be half block by next project.

If have covered walkway, then its okay-ish but still will be tiring a bit.

If no covered walkway, I don't think people will walk.

Though, covered walkway or not, if mrt station is really in orange circle, I think feeder bus will definitely go through the main road outside of parcfront.

Speculated this area.... Insider news of course SA also don't know.... Now pending government & mrt Corp to confirm in the coming months.... You can try to ask your SA ask her supervisor/superior on this as I believe skyworld developer will get the first hand news if this is real & legit

I think they will because tbf tho setapak isn't that atas but it isn't that cheap either.

I think developer will do their best to tarik premium hypermarket to up the neighborhood, looking at how they first done the lake then only they start selling.

Just went to the Semarak kampung there to check on the mrt 3 Station feasibility... Currently there are some water piping/sewage construction going on (by puncak niaga), not sure whether it is related to the mrt project or not.... While the empty land as above.... U think feasible for the station to be built here?

Just get the loan approved first. I think developer will call us to execute the SPA before official launch so that we can enjoy the HOC

Just for sharing

One of my friend he went around hunting and go see around 30+ project within Klang Valley,

he said to me, in terms of value vs what you get (Central Park, amenities, facilities, design etc) Edgewood is by far his number one on the list.

The only downside is congested area because soon will be Skyawani 3,4 and other 4 phases in the future.

If you are eager to get 911sqft... You could either wait for tower A or released unit (from rejected loan)... Tower A has 8 unit of type A per floor; while tower B has 6 unit of type A per floor😅

Bro, at this moment it is just fully booked.... SPA also cannot sign yet.... Who knows got alot rejected loan application and released unit later.... And I believe tower A will be open for booking soon.... (rumours saying launching by end of May)

There is a F&B Drive-Thru Area where makes convenient for people to buy breakfast/meals in the SkySanctuary Trailer Video from SkyWorld in YouTube. SA also told me that back at July, but disappointed that they decided to remove it.

I believe the maintenance fee is MYR 0.30 per sqft, inclusive of sinking fund.

Went to showroom today, the type C layout is really nice. However, some concern from me. Would it be too high density in that area? As what I know know, few projects is developing with in 1 KM.

In KL i dont think there'll be low density. Importantly the project features and comparing to neighbour project.

Which has the upper hand and long term appreciation.

Considering township development with private lake garden at 4xx psf by renowned developer quality....

Exactly. The area is too crowded. Not just the development from this township but also development by other developers in the area. The roads are not designed to handle this much of volume though.

Exactly. The area is too crowded. Not just the development from this township but also development by other developers in the area. The roads are not designed to handle this much of volume though.

This is my main concern...other than that...look good..just surroundings with new projects and PPR. But it's worth?
