QUOTE(max2k @ Dec 18 2016, 06:01 PM) is it true - those North / West Gate can be enter by any car ? isn't that an eye sore ? what if those mat rempit Rempit ard the area ? North Gate and West Gate are accessible to public road so it should be open to any car but I don't agree that it's an "eye sore". If there is a concern for Mat Rempit, I guess it will be a concern to any other project too. Anyway, the roads in EM there don't seem to be suitable for speeding as there are speed bumps (not many though) and roundabouts. The Polish Bantuan on duty/ patrolling are expected to do their jobs if there are people making trouble. So far I have not seen Mat Rempit in EM be it day or night time and hope they will not be any in the future as well.

QUOTE(Diver Lim @ Dec 18 2016, 06:19 PM) There is "Gentlebre" at the entrance, the words, design and colour look exactly like the one on brochure. Smart enough to put "Gentlebre" bigger thanprecinct number. Didn't waste the beautiful name. +1. Yeah the nice name shouldn't be wasted. The authority restricts the naming on the road signage but at least EM can still keep the name at the entrance.

QUOTE(BRE @ Dec 18 2016, 06:21 PM) Bro, how come got min build up requirements? If build smaller single storey cannot? Theoretically single-storey bungalow can be built and meet the requirements too for a bigger 65'×120' bungalow land, with 10ft set back at the left, right and back and minimum 20ft at front, you can have a single storey bungalow with built up of 45'×90' = 4050sf - with that there is still little buffer to reduce the built up size.

QUOTE(BRE @ Dec 18 2016, 07:19 PM) Tq for your clarification bro but my question is if b/up is smaller than d min then cannot? Or ew wants d min b/up so tht d units will look more "atas"? I see... soli for misinterpreting your question. I think the restrictions set by the developer is with the intention for the benefits of the land owners. Imagine if you are one one of the buyers and you intend to build your castle but you neighbour build a small hut instead then it defeats the purpose of living in a bungalow precint and may potentially bring down the living standard.

Did a quick search on iProperty and Mudah to see how many Gentlebre owners intend to let go. Only found 4 so far. An indication that the land owners are with strong holding power? Mostly buy to build their own house? or probably more ads will flood in later. Btw, not many ads found as well for Cradleton and Tenderfields. Many own stayers? More ads to come as the vp dates come nearer? This post has been edited by Jasoncat: Dec 18 2016, 07:55 PM

QUOTE(klangvalleyrookie @ Dec 18 2016, 09:10 PM) Perhaps can still get a little gain if seller is EW staff or BA. Yea... from a subsale buyer perspective, this seems to be a good deal and more so if managed to bargain further - provided no other desperate seller to undercut price.

QUOTE(dreamer2020 @ Dec 18 2016, 10:06 PM) how they count Gentlebre maintenance fee? This part I'm not sure. One interesting part about Gentlebre is that it's individual-titled with DMC. So logically speaking the plants / facilities in Gentlebre is supposed to be maintained by the local authority... so it is interesting to know what services are covered in the monthly maintenance fee.

QUOTE(senapang @ Dec 19 2016, 07:29 PM) Is the VP stuck with the syabas pipes construction? Heard the water supply from langat 2 is postpone to end 2019? So no water = no VP? EW to pay LAD? So far didn't hear about this difficulty which could derail the vp dates of this project. Btw, whether the buyers like it or not, the developer (not only EW but all developers and apply to all residential projects governed under HDA) is only required to ensure that water and electricity supply is “ready for connection”, ie the developer is not obliged to ensure that there are water and electricity flow to the house.

QUOTE(BRE @ Dec 19 2016, 08:58 PM) U sure bro? Uem said they need 3 years to get water supply ready for serene heights thts y vp in 3 instead of 2 years, so if it's jut ensuring d water supply is ready for connection then they could have finished construction within 2 years n hand over to buyers I told what I know... "ready for connection" part I'm quite sure and if I remember correctly there was court case ruled in favour of developer. Hehe... in a month or two we will know for sure. Btw for UEM's SH project, is it because UEM couldn't get the water supply to carry out its construction works hence requiring more time? This post has been edited by Jasoncat: Dec 19 2016, 09:17 PM

QUOTE(senapang @ Dec 19 2016, 09:11 PM) Eh? I tot serene height is individual title? How come they can get 3years? Developer can request from KPKT to postpone VP meh? Without paying LAD to purchaser? Individual-titled development standard development period is 2 years but can get approval for extension of time. For SH, not sure the approval was obtained beforehand (ie before launched) or during construction stage. Anyway, afaik if extension of time is granted, then no LAD incurred so long as delivery happen before the extended time due. This post has been edited by Jasoncat: Dec 19 2016, 09:16 PM

Another update here... heard there will be apps launched for the buyer and one of the functions allow the house owner to pre-register the visitor's scheduled visit through the apps. When the visitor come, the guard will just need to check the car plate number and visitor identify (through IC) match with the registered details.

QUOTE(daniel125 @ Dec 20 2016, 02:50 PM) Wow that's cool and provide convenient not only to owner but also visitor. Does every owner need to register thru the app and being verified first? I'm not too sure about that but for security reason I think registration by the owners and some sort of verifications on the apps should be needed.
