Reit is not as same as ordinary stock. as name implied, Real Estate Investment Trust.

Its upside potential is always about its yield.

If fly until yield drop below 4%, why investors want to buy reit?
Might as well put the money in FD.

Reit is like rent out a property and collect rental.
Earning is highly predictable until there is rental revision or new lease.

Reit upside is about 2 main factors
1. Yield attraction.
2. Property valuation of its portfolio.

I do agree with what nexona88 have suggested:
"Can apply this IPO
Can keep long for dividend...

Or if listing day fly high can partially sell & balance keep for dividend.."

If it really do fly high during listing, that is a bonus, but most REIT investor would be attracted by their long term yield.

Berdasarkan maklumat daripada prospectus KIP REIT (KIP), kami tidak menemui senarai Penasihat Syariah atau Jawatankuasa Syariah bagi KIP. Manakala, deposit, pembiayaan perbankan dan insurans bagi KIP adalah produk konvensional. Jadi, KIP REIT tidak menepati ciri-ciri Islamic REIT sepertimana yang dinyatakan dalam dua 'Guidelines' di atas.

Usually if it goes up too high, they would sell off the REIT due to low yield rate. But steadily and eventually it will go back up to its peak levels again.

i applied large portion for this ipo after considering many previous reit ipo bring good profit to investors..their business is real and have large asset to support their operations..if not mistaken pavilion reit registered 30% profit upon listed

By this logic, if one property in KL brings 30% profit, all other properties in Johor should bring the same? bangwall.gif
