Exactly my point, previous comment @nikazwa mentioned REIT IPO must be good because pavilion reit registered 30% profit too. Pav REIT main holdings in KL, KIP main holdings in Johor, its both retail but one is high end the other is mid to low end target. Totally different background and shouldn't be used as a reference.

It's also not that. Pavilion Reit on first listing only has their mall and the office building as their initial portfolio which of evident that if you do visit Pavilion, the tenants have a long waiting list when renting out the shops, proving that the safety net when securing another tenant is easy because one goes in, another goes out.

KIP Reit however, has more properties on their initial portfolio compared to Pavilion. Reits perform differently as well due to their properties (i.e. retail, hotel, office etc.). While diversifying more properties is good for the market, but always remember that having the same characteristics can differ due to the market segment of that area.

What we can see on listing day is that while my TP plus, minus 5% from IPO price, with the pool of public shares to be listed, surely this stock can go up on listing day. Correct me if some parts are wrong.

Yeah, pavi is premium mall..
We sure cannot compare with KIP..
But there's sure profit to be made, but not till 30% blush.gif
And KIP tenant turnover also seems high..

When we invest in Ipo we actually buy a stake in a compay..means we must have a confidence that the company will grow..we can wait for sometime until the price rise then only we sell them off for good profit..just look at the current pavilion reit price you will understand what I am trying to explain..So make good decision because it is your hard earned money. Serba dinamik ipo also need our attention..this is a good year for Ipo..hopefully

I'm actually considering this IPO, just think that proper consideration should be in place and not buy just because PAVReIT IPO is a success, when both the REITs are totally different in portfolio.

If buy for goreng for fun sure go ahead. But if for DY, based on prospectus, the yield is estimated to be 6% by assuming full 100% rental renewal/new tenants for all due expiry rents for 2017, and subsequently assumes futher improvement in occupancy rate for 2018. And as it is a mart, a lot of short term tenants unlike premium malls, even some tenants go on monthly basis, 2017 itself will have almost 50% NLA rental expiry. One of the highest yield mart in the portfolio has 99% rental expiry in 2017 itself.

With so much risk at an estimated yield of 6%, why not use the money to buy other stable REITs, like SUNREIT giving average 5.5% DY stably for the past 5 years.

Just my humble opinion after looking through the prospectus. Conclusion, for goreng/betting yes, for long term DY seems risky move for little gain.

Hi guys

IPO in malaysia is something that you can make money..i have the historical data that i have done myself..there was a bad ipo like ranhill where people lost substantial money ,but if you cannot afford to lose money then simply put money in asb,asw or fd..the only thing is you have to wait for a year..very long for 3% - 6% return..we lose some and gain some..cheers !!!!
