I think for 8th & Stellar the sales progress very slow right? Most buyers actually signed their SPA in 2020-2022?
If pay LAD also pay to those few, maybe even less than 10% owners, after add in the 5.5 months extension granted for covid 19

if you r buyer, you already received 3x love letter. delay granted by government, total of 4xx days due to MCO1.0, 2.0, 3.0.

thus LAD is not applicable.

question: bank will waive also the interest for the delay 4xx days? or unlucky owner need to bear it.

This cinhin not big public listed company meh? Why the work like even worse than marsing? Either delayed or tofu work, can’t hire enough workers???

For sure no waiver from bank, extended delivery timeline between buyer and developer where bank not a party to it

Check out their other project at Taman Medan, the owners complaint about their workmanship in FB. Notice their Sri Petaling project slow down in progress since pass by the noisy KL Seremban highway frequently can see this project beside

interesting acticle on LAD, it seem if developer obtains the approval. (in this cases 444days) only if the properties delay futher that 444days then we can only claim LAD.

i got the unit end of last year as infromed, it shall ready by march 2023. is this date already added the delay of 444 days?

LAD = based on your booking fee payment date (some projects no booking fee) so you might have to rely on SPA date, then calculate the 36 months + any form of extra approval (due to Covid) from the gov.

So lets say you got it 2021 - 36 months down the road for you.

Lately its very weird due to the extensions granted. I saw one project... that don't make sense at all. It's like longer that the Covid affected period so the purchasers are trying to seek advise to go for more LAD against the developer.

By the way the progress is at which floor, does anyone have a clue?
Is it common for developers not mentioning VP period in malaysia? Perhaps a forecast on which quarter of the year. Seems like there is no up to date circular by the developer.

Other condos in the vicinity that started later - Oscar(Mah Sing), Aster Green(UOA), Maple(WCT) & Pinnacle are near completion/done. I'd start asking some serious questions if I was an owner.
