140 units in 14000 sqft land only with mechanical carparks ( what if the machine failure , can the owners get their cars out ?) and psf 1100 psf - 1600 Psf.

How are they going to compete with skysuites and star residence with the location n pricing. I can foresee a tough sell.

was told preview this weekend, smallest unit after rebate around 1m, 1st 50 customer will get fully furnish as 'gift', others all semi furnish. You will need a 10k cheque as a 'entry ticket' to go for the preview brows.gif

140 units. very few booked today. maybe 20.not all units available, developer want to hold as 2nd phase with higher pricing. over 1m. rebate 6% on dp and 2% on parcel 2a. 4 unit per floor, mechanical parking. showroom not ready. land area of project 15k sqft right next to exism showroom.

any track record on high end property management from OCR? I heard that their on-going Project in jln ipoh sales not so good also. and i visited once to isola sales gallery , their internal sales staff is not so professional ..

I pay a visit to the show unit few days ago, their current up to date booking near 50% if its true*

they offer fully furnished package
like dish washer
washing machine with dryer
fridge
sofa
air cons
mattress
wardore
dining
i guess that is all lah

price per sqft is rm1600 -1700
worth or not if in this location?
ps: there are 4 development in jalan yap kwan seng thou

only idiots will pay 1.6k for a project with the land size of a petrol station.....lower end products developer, so many things can go wrong with this development....talk about the method to solve parking system.....onwer will be left to solve all the shits on maintainance issues.

The concept of mechanical car parking is a joke, imagine you try to park your million dollar super car in such mechanism. What if the system broke down and you need to get out quickly?

Only fools and horses will believe the sales status.

There are so many completed condos in KLCC selling much lower than this, and some in better location, better finishing and lower density.

As down payment, stamp duty and legal fees should not be an issue for purchasers buying condos of this price range, buying completed condos (and save loan interest during construction) makes much more sense.

first of all you need a developer to build on a land the size of a bungalow. They then realise the car parks problem, the ramps up and down is not possible due to the micro size land.

Then came the architect that brilliantly recalled that during one of his overseas trips, he came across mechanical car lifts. Voila, car parks problems purportedly solved !!

Then you need a financier for the project.

Then you need the authorities to approve the project.

Lastly, to make a full house, we need......140 buyers.

Any takers?

To be honest, I don't see any potential from this project. Y the buyer so desperate want to buy a apartment on that Small piece of land ? 140 units in 4 sticks!! Have to use the word 'stick', not block. With pricing at 1600-1700psf, I believe I can choose a better 1 and cheaper 1 at surrounding, even though I close my eyes and simply choose also better than this.some more Sales person quality and management quality not into that class yet. I am wondering who is buying this... haha

Like incase break down, your car get damaged
who will be responsible for the damage?

and if: they need to run a full maintenance on the car park system
will the tenant forced to park somewhere else for days or weeks?

I need more informations ...

If you ask me, it won't work in KL. This is for cities where an hour parking is USD50, or a parking bay cost RM500k.

In KL, we have plenty of cheap car parks.

I won't park my car in such system, would you?

I will say that if you have 1800psf money to cheong this project...you are looking from different angle that normal people will....

just like those pay 2500psf or more to buy flower vases around KLCC and BB areas....these ppl got money to burn...commoners like us will and can never understand their intention de.

Perhaps this is why Dt called these people rich but dumb.

What we call that then?

It's quoted to park each car it will take 90s. In peak hour.. easily 3-5 cars will queue in front of you... To pick or park the car your better allocate 10m and grab a coffee first.

For me.. this automated parking is more of a bane than a boon. And do not forget the maintenance and repair of the mechanical system.

u mentioned RM1.6k-1.7k PSF is Nett after disc?

the layout is kinda interesting, kinda have some similarity with Troika cool2.gif

my concern will be the automated parking, as being MY we all use to own a very min 1 car or more. try to imagine if 20-30% of the owner come out the same time & the waiting time fr u to get yr car out from the "automated car park" will take some times

location is so so but still U able to walk to KLCC "at yr own risk" bec i think it will take min 7-10min depending how fast u walk, 2-3min possible if U r Usain Bolt biggrin.gif

due to the size of the land all the facilities is located at different area which i think have its plus & negative point

in case rain, while you are at "Open corridor" - free VIP imported umbrella provided !

Result from KPKT is indeed quite accurate but they don't necessary update their record daily or monthly since Developer are only required to send their info like each quarter of the year. Some of their record might be from a year ago. biggrin.gif Some project aldr since 2018 havent update yet

idaman one quite accurate, just the timing of they report the new units only... anyway this project considered not bad sales numbers for the weird land size and the car park facilities...
