Dear All Sifu here,

Recently, we bump into this new project near SRJK © Connaught II and shoplots area nearby. Below is the photos & Details that I've taken from Titijaya Official webpage :

Anyone can give feedback on this project? on Titijaya Land development? as well as Alam Damai area as a whole? Its near to MRT station (Cheras Sentral) as well as near future highway (SUKE) tho been strongly protest by residences that affected.

Using this coordinate, 3°02'48.05"N 101°44'42.41"E, Google map pointed the location is situated at Selangor, opposite a nearby mosque(but separated with a river).

So in my understanding, Alam Damai is under DBKL AND Leasehold. So a Selangor location means not under DBKL(unless Google map pointed to wrong location)

I must say the GPS code is not in Alam Damai area, but its quite correct to the location, big round white dot in Google Map, like my image below. I highlight the area in red color. So its quite out of Alam Damai which is KL area. So the address is Selangor. bangwall.gif

Then this area should be freehold if not mistaken.
Bandar Damai Perdana is freehold.

How to access to the site?
Via Persiaran Damai Perdana?

That day I go through the shoplot road (just beside SRJKC Connaught II), then pass along the housing infront the shop (got one big cafe at corner) then the big land infront the corner is the project area already. They said is Leasehold wo, not freehold. confused.gif

Any feedback on this area? Is it good? Traffic? I live in Taman Mutiara aea before, but not so familiar with this area.

Leasehold at this area is new to me.
The morning traffic of Alam Damai is famous. You may read forumers" comments at other Alam Damai related thread.

Amenities are good as you have seen.

If you like this project and your heart tells you so then you may proceed.

Not suprise that the land is leasehold as the surrounding landed terrace and semi-D at Jalan Damai Perdana 1/3 and 1/2b are also leasehold.

Morning traffic around schools and also along Jalan Alam Damai, between alam damai police station and Petronas Damai Perdana are bad but not for other roads.

Been living in Damai Perdana for the past 6 years.
Year by year, it feels the traffic is getting worst. Not to mention the towering menace of Pr1ma project which is close to completion.
Correct me if I'm wrong.

Yes, the route should be 96 D'Square -> Desa Cheras > Persiaran Alam Damai > Jalan 3/118B. Persiaran Alam Damai is much more drivable after road resurface, you could jump the bumps at 40kmh instead of complete stop.

Jalan alam damai only 2 lane with plenty of traffic lights along. Best chance to commute with MRT once it's up n running? What's the condition to Cheras Sentral? Can park and commute

Saw the clustered high rise along the way. Banyak scary. Bt I'm living in old Klang road now. The amount of high rise residences also alarming. Next time have to go out by 5am d. 😂

How is the security level around the area? Anything to worries except traffic?

Cheras Sentral will surely up their parking rate when MRT 1 starts operation. 10 hours parking may cost RM20. It may still be better to drive directly to your destination.
