Not suprise that the land is leasehold as the surrounding landed terrace and semi-D at Jalan Damai Perdana 1/3 and 1/2b are also leasehold.

Morning traffic around schools and also along Jalan Alam Damai, between alam damai police station and Petronas Damai Perdana are bad but not for other roads.

Yes, the route should be 96 D'Square -> Desa Cheras > Persiaran Alam Damai > Jalan 3/118B. Persiaran Alam Damai is much more drivable after road resurface, you could jump the bumps at 40kmh instead of complete stop.

Cheras Sentral will surely up their parking rate when MRT 1 starts operation. 10 hours parking may cost RM20. It may still be better to drive directly to your destination.

Normal for small scale landed houses development. There may be show unit (one of the unit) few months later, if they can't finish selling

Update:

1 Block of 3 terrace units are almost completed with access road from main road. As usual, there should be 1 fully furnished unit, 1 empty unit and 1 unit for sales office, or the empty unit will be double up as sales office.
