QUOTE(heavensea @ Oct 18 2016, 09:39 PM) wangsamaju is not a top location for sure, now everyone aim bukit jalil or desamas around there. Besides, it is located beside a small mountain. Feng shui good. Ppl paid 300k (lanai dekat bukit jalil, but desamas low density, larger 100 sqft + condo facilities hngghhhh) and staying around Pavilion 2, Time Square 2, Paradigm 2, bla bla bla 2. It's a bargain for sure.. for ppl who can afford 1.5k commitment per month can opt for Lanai or Desamas. I believe both also available, (property market so jam, Rumawip also can't sold out...and ppl pilih sini sana due to many choices in the market, now is totally buyer's market though) let's talk about Wangsamas, - It "was" the best rumawip until Lanai, Desamas, Jalilmas (coming soon jeng jeng jeng, buy buy buy) projects. So it has it's pros/advantages. - the price 198k, this is quite affordable (for ppl no budget to pay installments for 3xx-4xxk condo) RM8xx-9xx per month. - walking distance to Pure Line LRT, and wangsa walk. It's not the high end mall but definitely good enough for jalanx2 at weekend, movie sikit, gym at celebrity fitness, makan TGI fridays. This is not too bad at all la.. rating/review for wangsawalk is 4 stars oh btw for mall, I like AEON. Complete with everything!!! Clothing, foods, groceries, Pharmacy, cinema.. the best for me imo. (don't like go to Pavilion, KLCC) go also bo money buy luxuries haha - different banks, mamak, KFC, Pizza, Burger King all neaby wangsamas - LRT, walking 5 minutes sampai. Can go kerja dah in short, Wangsamas not the best but it's suitable for ppl with NO BUDGET. (money) Once u stay in, money will come! Haha. QUOTE(cyrus_evil89 @ Oct 20 2016, 08:34 PM) well I personally prefer a condo with balcony. If 800sqft can have a balcony, why not 825sqft. It all depends on the developer I guess. pricewise yes jalilmas is much more cheaper than casa green. just hoping that the finished product will be good If everyone is hanging cloths on or over the balcony. Destroyed the condo image... haha. |

QUOTE(heavensea @ Oct 22 2016, 07:09 PM) many thanks bro, how you found those info? Mind to share with me? I just stay nearby and I know the place well~~I want to know more precise details, like project name so I would know the total units of those projects. I think some of those units are high keras condo like Quartz and Wangsa9? so gg, too many development in the same time. I don't think the market can adsorb those rental market easily. Maybe it's time for Pak Hitam penetrate wangsa maju. Not free to do this now. Sorry. Haha. Is good for buyer\rent for own stay. Yea~~~ Long time ago saying that a lot property at this area and price will drop... but they keep building and building more and more and the price still keep going up. TT. Pray the price decrease then... This post has been edited by kentmeng: Oct 22 2016, 08:27 PM |

QUOTE(heavensea @ Oct 22 2016, 08:44 PM) alright bro, I drive passby the location everyday from child to adult. Which build fast and which doing slow I know... Haha. please simply teach me how u found those projects spots according location (when you're free) property price is stagnant in the worst scenario, owners would throw rental price would because of leverage with bank. Unless enron2008 happened in Malaysia and those property became toxic assets. gonna wait some investment bank repackaging mortgage loan return as financial products 1st. Let's wait.... and then bbb? |

QUOTE(heavensea @ Oct 22 2016, 11:16 PM) You're old sifu from Setapak ya. Im not sifu... I just watch outside and don't know what happens inside the developers.. haha.I think it's kinda hard to happen.. the property collapse. Our country buying power not as strong as we blow. We're small potato only. Mortgage loan is hard to apply, our bankers are cautious in doing business. About fraud in financial system. Unitxd statxs could be the biggest liar govt, so don't keep asking them to investigate for our 1mdb scandal... Now's buyer's market, u can get good deal from new/subsales. It's good for ppl buy with cash, buy some good property and hold tight tight until market bounce back? Did you registered for any rumawip? I know a lot ppl from east Msia buying house like buying vegetables in the market. I want 10 units. Or.... owner own a few units in a same condo... and holding a lot of key to show off saying that he/she ..(show off story).... saw before..(mostly work for govxxxxxx) Just wish every family got a own house to stay. Not goreng goreng until ppl cannot buy house. Want goreng open shop goreng mee. Yes, I had apply Wangsamas. 1 is enough for me;) |
