Very affordable, same developer who build G Residence in kuchai lama.

Only open for block A now. Lower floor 80% sold and upper floor still got plenty.

went to the showroom. at this price each unit has balcony, come with 2 cp and all kind of facilities. summore with a pond view. another 28blvd? just not sure about the area and developer reputation or their finished project?🤔

This is the exact location. It is not a fantastic location due to kampung Medan area but the access is very convenient. The development is surrounded by offices and retails.

The price of smallest unit is 3xxk and big unit is around 4xxk - 5xxk.

Chin Hin's 1st Property project still have got defect issue with their swimming pool. More than 6 months and still no repair. Residents are left stuck with no swimming pool facility. After so long, Management Committee still nego with them. Why so long? blink.gif blink.gif

The layouts is bodo.
1) balcony too big=no extra bathroom for smallest unit.
2) no extra bed room for largest unit.

1) rundown commies
2) cemetery 15 acres, lol wth
3) social security problem
4) high density 7xx units
5) identical layouts
6) malay village areas

Only few pros:
1) cheap
2) pj address, close to Sunway pyramid
3) that's all...

around 420-450/sf, day day living with giant cemetry...

layout is a joke, balcony so big for tenants to sit outside and enjoying the cemetry view?

Come on, maybe they shouldn't even build the balcony at all..just use that space as extra bedroom / bathroom. A big balcony for "normal" view is understanding, but to view those tombstones???

I would choose aera residences as i think the entry price could be lower compared with greenfield residences.

I think in term of accessibility, aera also better.

Anyway, it is difficult to say there might be unit will face cemetery. however, as what i study based on previous property, some property nearby muslim cemetery still able to get high occupancy rate. So it might not be a hindrance to buy such property if the price is right.

So far i did take a drive to pjs 4 area and survey, the muslim cemetery is in well organised. haha. So it doesn't look like too scary. I think with limited land area in klang valley, there will still people just need a shelter without considering their view. I think since ohako andsome project nearby bandar puchong jaya can perform quite good in term of occupancy rate, i think it is worth taking the risk to buy aera residences.

Didn't know the issue is already three years old. All the better to keep the discussion on the issue longer, that maybe one day, decision will be in favor of redevelopment purpose.

Yup. As what i said earlier, it is really a muslim cemetery land, but it is well planned. Some people might treat it as a taboo but for some people they not care about it. Haha. And the stretch of that area is undergoing some upgraded works. The upgrading works have been started as well.

It is good to share any information here.

From my point of view, Aera residences got some strong selling points because of its entry price and accessibility. The area might get big transformation as Masteron, another developer has planned a mixed development there, and the whole area is called PJ south city. Haha.

went to have a site visit, currently the area is not as prominent as what agent told, it didn't seem to grow at all. those shoplots has been there for years and still vacant, i think the cemetery is not the big problem but it's surrounded by Malay kampongs? motorcyclist riding with their own rules...not much indian/chinese food options. and where's the lake? talk about icon city, it's really so far away bro (but of course still can see the building when you're staying 10th floor and above), it's like 500m away from GAB...

Yup. PJS 4 and PJS 5 is mainly occupied by Malay community. For me, the cemetery is not a big issues as it will be separated by some apartment and landed houses located nearby. The lake is inside the construction site and currently it is surrounded by bush.

It is worth to consider due to entry price, the quality of the buildings, as well as accessibility.

after visit the showroom i think the workmanship is good though, agents are very confident in this project and promise that within few years the whole area/surroundings will have a facelift. several projects nearby that were once abandoned also reconstructed by masteron. so and so. for the entrance price at that location, really nothing much to say.

about the cemetery, in a few years will be blocked by PRIMA project, so even you wanna see it also no chance (they said)

So my loan approved like 2 months ago but i has yet to received any call from aera to proceed sign SnP.

Is it self need to approach them for the SnP? Quite worry now probably like 3rd months edy scare will kena penalty or lose my deposit money.

the lawyer called me up last week to set appt for SNP signing. Maybe u can check with the SA 1st, my case was the developer did not received my loan offer letter. got called up like 3-4 days after i sent the offer letter to them.

Mine block B 23rd floor facing sunway. My SA told me as long as don't take pool view then wouldn't face cementry. It is true?

Aera maybe .. lake view will have some chance to see cemetary

I asked the developer by mid Dec the foundation works will be complete (reached stage 2(a) billing soon)

After deposit 10% the next payment due is completion of foundation work b4 bank will release money and u pay interest

But since u said foundation will soon finished....why the bank charging u interest now when the foundation is yet to complete?.

I actually planning to get a unit here and was told VP will be first quarter 2021 and during SNP signing we need to sign additional form stating the VP unit wont have kithen cabinet installed (and other items too). They will complete it within 6 month after VP. Is this normal practice?

Meaning if VP is say March 2021, realistically can move in latest in september 2021.

In my experience when I got the house key (vacant possession) we are ready to move in

In basic. when during VP, you are ready to move in.

However, upgrading package is not a part of the CCC condition. As such, to avoid any complication to get CCC, the developers used to obtain CCC first and undergo upgrading package in later time.

I have a question for tybe B. The 2 bedrooms is separated by a toilet. Where is the ventilation/window for this toilet? I dont see theye doing mechanical ventilation for this toilet and this isnt hotel anyway. Anyone owning this unit care yo explain?

There should be a ventilation fan. perhaps dropby or call SA to ask bout it?

Whether cemetery near by or not, majority buyer still Chinese, 2nd is Malay.
Amazing most of the unit being sold. Please take note the statistic data might not up to current date. 41 belum dijual might be reduce as per current date.

the smoke is being filtered and recirculated back into the kitchen, the smoke is not directed to outside of the condo unit.

Lol. Avoid this developer like a plague man. I'm owner of one of the units, I was lucky mine is fine. There's tons of horror I see in the group in terms of management, handover, defects etc.

Lelong unit sold few months ago.
Stated 549sqft but actual size is 718sqft.

Sold at 266K. Double transfer process.

Hmm, bumi defaultor, leasehold, double transfer developer. Haha the process time for this auction unit ready take long time. That's why need cash buy first then refinance. But it's very good deal. Not sure this is bumi lot of not, but normally bumi lot unit at auction market showed the real lowest price record compare to open unit.
