 Want to ask about EVE Suite at Ara Damansara, Is it worth it?

My aunt's friend want to sell her unit at eve suite. She offer to my mum at 720k for 1065sqf fully furnished. When I check at iprops, majority wanna sell from 750k and above. So, is it worth it since the offer sounds like a good one as it's below market price.

All sifu here, please do give ur advice.

Not for own stay. For investment leh. That last transacted price of 610k was in 2015. Now 2016 liao. Still boleh pakai?

I am pretty sure the price is still negotiable. It is a buyers market, you should research on the transacted price. That will give you a good indication of what it should go for.

20% above last transacted price not to mention stamp duty, lawyer fees and others need to pay

Summore is aunt's friend. Ask the friend go fly kite

if 2016 transacted price comes out i think ur mum will pengsan

Not much moving end last year to this year, 720k still can nego. 720k can buy damansara forest a 1400sf loh.

Rubbish investment. Look for bank valuation FIRST, nothing anyone says is "market price", it is called selling price.

Market price you check with the bank/valuer.

And the condo is really nice but look at the location: rubbish. Near the LRT yes, but the price doesn't justify the package. This condo I remember launched at pre launch price of about RM400k, but now damn hard to find tenants in the area since its still under developed. And occupancy rate is very low.

First of all you need to investigate whether Eve is a goodproperty with prospect of further appreciation.

Once you establish it, then only you should look into the various offer inclusive aunt's friend and decide which one is the best deal.

Where to check actual transacted price?
I only know off brickz which sometimes only has 2015 records.

Brickz is the one to check. They pull data from JPPH. If JPPH does not release any quarterly data, brickz don't have it.

If there is no record on 2016, either there is not a single property sold in 2016 or JPPH has not yet release the data for that current area.

These days JPPH will take sweet time to post the quarterly result since most of the transaction volume and price is declining
