Want to ask about EVE Suite at Ara Damansara, Is it worth it?

My aunt's friend want to sell her unit at eve suite. She offer to my mum at 720k for 1065sqf fully furnished. When I check at iprops, majority wanna sell from 750k and above. So, is it worth it since the offer sounds like a good one as it's below market price.

Not for own stay. For investment leh. That last transacted price of 610k was in 2015. Now 2016 liao. Still boleh pakai?

Wow... if 680sqf was selling for 765k and my offer is 720k for 1065. Does it mean my offer is fantastic? Then how come got lelong at 730 also no taker?
