Hi guys,

I am looking for a plot with cement ponds for rental. So hope you guys have any lead that can be recommended. Looking for those abandoned catfish ponds. The plot need not to be big. Just 10-20 ponds of 10x10x3 feet or similar capacity. It's a pioneer project to study some feasibility issues. Location around Selangor preferably from Sg Buloh up to north or towards Kuala Selangor but any location within Selangor can be recommended.

Wish I'm close to your farm, and can collect the suckers from you biggrin.gif
Noticed that there is a poly pipe running across. These banana on dripping irrigation?

Have this Banana on my farm, not sure what type it is, the petals of the flower is very huge, don't think it's Berangan as normally it's not that big. Could it be Cavendish? or we have a gigantic Banana here.

Hi guys, if not mistaken some of the active members here are from sabah right?

Would be much obliged if those in sabah could give me a rough idea of the price of land in sabah in particular those in Kg Kelawat. I'm assuming it is Kg Kelawat as he tells me it is stated as mukim kelawat in the title.

My friend got a piece of land in Kg Kelawat (district of tuaran, mukim kelawat), for sale. Would like to know in general how much is the price of land in that area? He is asking for RM20,000.00 per acre which according to him is a very good price.

A search on mudah shows that most land near tamparuli is asking for RM30,000.00 per acre.

It is accessible by car and is near to tamparuli town (15 mins). It is a CL title for 99 years starting from 1963, non bumi. He says it is a bit hilly and is suitable for rubber plantation and totaling 21.45 acres.

Any of you have any idea as to the price? Would hiring a valuer to value the land before i buy be a good idea? And roughly how much will it cost?

Any input is much appreciated and is preceded with a million thanks.

Hi Jason, I operate a small farm in Sabah. Sorry, am not familiar with that area at the present.

Acquiring land, (my personal opinion) is an art (like courting biggrin.gif ). Would suggest you do a preliminary visit first. Check out the land and surrounding area. Talk with the locals. Get as much information as possible. Spend some time there.

If you have a "feel" then only go for an in-depth assessment.

Jason, you a Sabahan? In Sabah? Maybe we can meet up 1 day to Yam Chai (drinks). I have very keen interest in Rubbers Trees too.

hi bro,

no particular reason. just thought that maybe at 20k per acre (can nego somo), it will be a good deal. difficult to get cheap land nowadays in west malaysia and small parcels of land in sabah.

just do not want to miss out on an oppurtunity. notworthy.gif

if price is an issue why not rent land...its a much cheaper alternative and more failproof incase the venture didnt work out.

though you are getting cheaper land but how about market accessibility??? what products are you aiming to produce ?

Hi Para, leaning towards rubber. LGM has agreed to do all the planting for a certain fee.

Location - exactly my concerns. can't seem to pin point for sure where it is on google map. if it is kg kelawat, it should be ok. need to get more information on this.

just had tea with my friend last night. he says he is willing to let it go at 15k per acre for me. does it sound too good to be true?

I know of lands in sabah going for only 5k per acre but need size wise at least 500 - 1000 acres.

price is subjective bro. you got to walk around the land and see the advantages and disadvantages for yourself rather than relying on your friend.

As for information on Kg. Kelawat (for other readers):

From what I understand, Kg. Kelawat is hilly/mountainous and has a cold climate (by comparison). But as you mentioned that it only states "Mukim Kelawat" on the title, please do your due dilligence with the local land office. As you would be able to check on the link I gave earlier, it is a very big zone. I would suggest you get a hold of a detailed map from the Sabah State Government (should cost about RM150)

Also, please do note that there's only 50 more years on the land title. Most banks are reluctant to loan money for purchase of 60-year CLs, so do the math on the property. If you have cash, great; but if you need to get a loan, you will need to consider this factor. You could get extension from the land office. Also, do note that most banks are very resistant to loaning money for properties costing more than RM250,000 these days (this is information I got from bank officers and insiders, real estate industry persons etc.), unless you have significant collateral, or if you know people in the banking industry. More so if it is agriculture land, or leasehold property. This land is both.

As for cultivation purposes, it is not just having a matter of having a road. You need to question about where your market will be, the logistics of getting your produce there, and what kind of prices that will be paid etc.. Eg. if you're cultivating rubber, would the production of rubber on the land cover your costs of cultivation, transportation, and other misc. costs? You need to factor these things in as well. This is in addition to the usual agriculture questions, eg. is the land suitable for tree crop, or horticulture? Water accessibility? Historical land use? etc. I can't vouche for Kg. Kelawat as I'm not familiar with the place, but from the GIS mapping, most of the areas closer to the minor towns seem suited for agriculture activities.

Financing the purchase should not be a problem.

I think it would be safe to say that the main thing i should do now is to fly over and have a look at the land before buying or to get a valuer to value the land.

actually, the main purpose of me wanting to buy the land is for investment rather than for agri. if it can give me returns, i will plant. otherwise, i just prefer owning land than having cash.

yes, it is 21.45 acres. and Mr Farmer, thank you for all the links! smile.gif

the age ranges from 4 months to 2 months

nope i am NOT using drip irrigation but sprinkler as the banana is a supplement crop while my main is the jackfruit

The co-ordinate for Kg Kelawat is approximately 6.1120508N 116.3693338E
It's between 700~800M above sea level.

Your friend has also put up at advert for the said land. For the special price you mentioned, off hand I would say it could be worthwhile to check it out.

Maybe I can plant on your land, if you decide to buy smile.gif
