usually developer will pay slightly more to sweeten the deal and avoid negative publicity.

those that already signed spa will get relatively more than those just paid booking.

bcos booking is not exactly preacquisition in committed to get the property and in fact not a legal way to secure a property.

how much did scp paid for those bookees only? those ppl just paid 1k deposit that yet to sign spa?

I 1000% dun understand your insertion here.....

by only paying 1k booking fee without spa being signed, why bookee needs to pay apa loan stamp duty?

and why developer needs to compensate 10% spa penalty to those bookees that haven't even signed SPA?

or in this case, all bookees already having their spa signed prior?

1. Went to showroom twice...3rd time paid the deposit.
2. Offer was 10% discount + 8% + 20k  (if spa signed between 30 days)
3. Spa price is with out discounts.
4. Loan approved.
5. I bought few more properties... elsewhere
6. Signed all documents...spa...loan docs...and etc.
7. Settled balance to developer (loan was lower)
8. Overlooked to pay lawyer disbursement fees on time.
9. Call from SCP ...offer to buy back unit at 10% from purchased price (not spa price) and pay the bank, lawyers and everything else we paid... reason being developer change their mind and wanna do something else.
10. Two weeks later Demand Letter from SCP for ...demanding lawyers disbursement Fees and progressive claims from bank...
11. 2 days later Paid laywers disbursement Fees... told lawyer to expedite.
12. 14 days later ...termination letter issued... to terminate ....
13 . 15 days later letter of undertaking from bank to SCP was also denied.

This is what has happened so far... so purchaser who is in a similar predicament... please come get in touch with me and let's see if we can figure out a way to settle this issue.

can you exercise your right not to terminate the SPA agreement and negotiate for higher compensation?
